About the role

This role is responsible for the day-to-day operations of one or more residential properties within our portfolio. The Property Manager is accountable for ensuring properties operate smoothly, residents are supported professionally, and operational and financial standards are consistently met.


Depending on qualifications and experience, this position may be scoped at the Assistant Property Manager, Property Manager, or Senior Property Manager level. Regardless of title, the core focus of the role is managing daily property operations, coordinating maintenance and leasing activity, maintaining accurate records, and serving as a steady point of accountability for the site.


Individuals with deeper experience may take on broader responsibility, including oversight of staff or leadership of a smaller pod. Those earlier in their career will work within a defined scope while building the skills and experience needed for expanded responsibility over time.


This role requires someone who can manage priorities independently, make sound decisions, and maintain high standards across operations, resident relations, and compliance.

What you'll do

As a Property Manager, you’ll be responsible for:

  • Overseeing daily property operations to ensure safety, cleanliness, curb appeal, and unit readiness
  • Serving as a primary point of contact for residents, responding to inquiries and concerns in a timely and professional manner
  • Coordinating closely with Maintenance teams to ensure work orders and unit turns are completed efficiently and to standard
  • Supporting leasing activity, including tours, application coordination, move-ins, and move-outs
  • Monitoring rent collection, delinquency, and aging reports, and following established escalation processes as needed
  • Maintaining accurate and up-to-date records in the property management system, including occupancy, maintenance notes, and resident documentation
  • Conducting regular property and unit inspections and addressing operational or compliance issues proactively
  • Collaborating with centralized teams across leasing, accounting, and operations to ensure consistent workflows
  • Responding to after-hours property emergencies as needed and coordinating appropriate follow-up
  • Supporting resident retention efforts through consistent communication, responsiveness, and follow-through

Qualifications

This role is intended for individuals with a strong interest in residential property operations and the ability to manage responsibilities independently. Ideal candidates will bring solid organizational skills, professionalism, and a service-oriented mindset.

Required Experience and Skills

  • Experience in residential property management or a closely related role
  • Experience supporting or overseeing site-level property operations
  • Working knowledge of rent collection processes, delinquency tracking, and basic property financials
  • Illinois Leasing Agent License (required)
  • Strong understanding of Fair Housing and landlord-tenant regulations
  • Ability to manage resident concerns professionally and follow established escalation processes
  • Strong communication and organizational skills
  • Ability to manage multiple priorities and follow through without constant oversight
  • Comfort using property management software; AppFolio experience strongly preferred
  • Valid driver’s license and ability to travel between assigned properties

Preferred Experience and Credentials

  • Industry certifications such as CAM, ARM, CAPS, or similar credentials
  • Illinois Real Estate Broker License
  • Bilingual English/Spanish
  • Demonstrated experience operating at a higher scope of responsibility, such as managing larger sites, supporting multiple properties, or providing leadership coverage during staffing gaps

Compensation and Benefits

  • Competitive base salary aligned to role level based on experience, certifications, and overall qualifications:
    • Assistant Property Manager: $50,000 to $65,000 annually
    • Property Manager: $60,000 to $75,000 annually
    • Senior Property Manager: $70,000 to $100,000 annually
  • Monthly leasing commissions and performance-based bonuses

  • 401(k) plan with company match, available after 90 days
  • Generous Paid Time Off with increases based on seniority
