Overview
We are seeking an experienced, self-directed Senior Estimator with a commercial roofing background to join our growing team. The Senior Estimator owns the estimating process for commercial roofing and exterior restoration projects from site inspection and quantity take-off through final pricing and proposal, preparing accurate, competitive, and fully scoped estimates in Xactimate and in lump-sum and unit-price formats. This role works closely with Sales, Production, Project Management, Procurement, insurance adjusters and consultants, and clients to develop winning proposals while ensuring estimates are aligned with company objectives and profitability targets. Success in this position requires deep technical knowledge of commercial roof systems and details, disciplined take-off and pricing habits, strong analytical skills, strategic thinking, and a proven ability to manage multiple bids in a fast-paced environment with minimal supervision.
Key Responsibilities and Duties
- Lead the preparation of detailed and accurate cost estimates for commercial roofing and exterior restoration projects of varying size and complexity, including full replacements, recovers, repairs, restorations, and storm-damage claims.
- Perform complete quantity take-offs from construction drawings, specifications, aerial measurement reports, and field measurements, including roof area, slope, perimeter and flashing linear footage, penetrations, drains and scuppers, curbs, insulation and tapered systems, wood blocking, and edge metal.
- Prepare Xactimate estimates for insurance-related losses (hail, wind, and other perils), including roof sketches and diagrams, line-item scope, overhead and profit, and supplements; support claim documentation and negotiations with adjusters, consultants, and engineers.
- Prepare lump-sum and unit-price proposals for direct-pay and capital projects, including public, cooperative-purchasing, and sealed-bid work.
- Conduct site inspections, roof surveys, and pre-bid walks; verify existing roof assemblies, deck type and condition, drainage, and access and logistics constraints before pricing.
- Review project drawings, specifications, contracts, and bid documents to determine project scope and requirements, including manufacturer system specifications and warranty requirements for the roof system being proposed.
- Solicit, evaluate, and level material pricing from manufacturers and distributors and quotes from subcontractors and vendors (sheet metal, cranes, disposal, scaffolding, safety).
- Analyze project risks, opportunities, and constructability issues, including wet insulation, deck replacement, hazardous materials, phasing on occupied facilities, and weather exposure, and incorporate mitigation strategies into estimates.
- Uphold project management standards for projects exceeding $1M.
- Maintain and review accurate field documentation, photo logs, graphs, and sketches for various projects.
- Deliver a complete estimate-to-production handoff, including scope narrative, assumptions, exclusions, and buyout targets, and participate in estimate-versus-actual job cost reviews to continuously refine unit pricing and production rates.
- Maintain the company cost database, unit pricing, and historical bid data.
- Must be proactive conveying information to clients and other team members.
- Mentor and provide guidance to junior estimators and support their professional development.
- Ensure all estimates comply with company standards, contractual requirements, and industry best practices.
- Perform other duties as assigned.

- Working knowledge of all commercial roof systems and their details: single-ply (TPO, PVC, EPDM), modified bitumen, built-up, metal (standing seam and exposed-fastener), steep-slope (asphalt shingle, tile, slate, metal), spray polyurethane foam, and fluid-applied coatings; tapered insulation, flashings, edge metal, coping, drains, curbs, penetrations, and expansion joints.
- Experience estimating insurance restoration claims and working directly with adjusters, consultants, and engineers strongly preferred.
- Experience with healthcare, multifamily, educational, industrial, or retail roofing projects preferred.
