The Goal of This Role

We are looking for an intelligent, reliable, and highly detailed person to own our financial operations. This is a remote, full time role open to candidates in Mexico, Central America, and South America, for someone who wants stability and enjoys solving problems in a fast paced environment. This is not just a data entry or bookkeeping role. We need someone with real accounting expertise who can own a P&L, build forecasts, and translate the numbers into insight our executive team can actually use to make decisions. A critical part of this role is overseeing the third party accounting firms that handle our day to day bookkeeping. You will not be doing that day to day work yourself, but you need the accounting expertise to review it, catch what is wrong, and hold those firms accountable. You should be a genuine expert in AppFolio and QuickBooks Online, ready to hit the ground running with minimal training.

 

What You Will Do

This role covers both high level financial oversight and daily accounting work.

Financial Oversight

  • P&L Ownership: Own the P&L for AllView and Trustie, our construction and turnover services company, with full accountability for accuracy and performance.
  • Third Party Oversight: Review and audit the work of our third party accounting firms, catching errors and holding them accountable for accuracy and timeliness.
  • Forecasting: Build and maintain financial forecasts that support company growth and executive decision making.
  • Executive Insight: Go beyond reporting numbers. Translate financial data into clear insight for the executive team, flagging trends, risks, and opportunities before they become problems.
  • Financial Review: Analyze financial statements, fix mapping errors, and keep the General Ledger accurate.
  • Compliance & Audits: Manage 1099s, W2s, and insurance audits.
  • Budgeting: Build recurring budgets and track actual versus budget spending as the company scales.
  • Judgment Calls: Answer difficult financial questions and create Financial SOPs.
  • Specialized AP: Pay property taxes, FTB withholdings, and mortgages accurately and on time.


Daily Property & Corporate Accounting

  • AppFolio: Perform tenant ledger corrections, oversee security deposit refunds and move out accounting, and correct property GL errors.
  • QuickBooks: Cut hard checks, enter time sensitive bills, and manage corporate AP and reimbursements.
  • Payments: Process time sensitive vendor payments and calculate complex commissions, including lease, BDM, and internal brokerage commissions.
  • Communication: Respond to financial inquiries from owners, vendors, and property managers clearly and professionally.
  • Onboarding: Manage vendor onboarding, including collecting W9s and COIs.


Specialized Real Estate Accounting

  • Tenant Actions: Review and approve tenant credits, reversals, and prorated utility bills.
  • Complex Calculations: Handle RUBS, CAM reconciliations, and Section 8 owner accounting.
  • Owner Services: Send monthly owner statements and manage utility start and stop services and prorated billing.

Requirements (Who You Are)

  • Expert Knowledge: 7+ years of accounting experience, with deep knowledge of California property trust accounting laws.
  • Strategic Accounting: Proven experience owning a full P&L, building financial forecasts, and advising leadership on financial strategy, not just closing the books.
  • Software Pro: An expert level user of AppFolio and QuickBooks Online.
  • Strong English Skills: Excellent written and spoken English. You will be communicating directly with US owners, vendors, and property managers daily.
  • Cross Entity Support: Comfortable supporting accounting across two entities, AllView and Trustie, our construction and turnover services company.
  • Reliable: High integrity, and you meet every deadline without being reminded.
  • Collaborative: You enjoy helping property managers and explaining technical questions clearly.
  • Detail Oriented: You take pride in catching and fixing small errors before anyone else sees them.

Compensation & Benefits

$25 to $30 per hour, depending on experience.

  • Bonus: Eligible for a 10% annual bonus potential, paid out quarterly based on company performance.
  • PTO: 2 weeks of paid time off per year.

The pay range for this role is:

25 - 30 USD per hour (Mexico)
