The Area Sales Manager reports directly to the Director of Centralized Sales and maintains a good working relationship with General Managers, Property Managers, marketing team, and L&D team. The ASM is responsible for collaborative sales support for leasing consultants and management teams across an area within the portfolio. This position is key to reinforcing and maintaining a consistent set of standards around the customer experience, prospect management, and sales execution.
Job Responsibilities:
· Play an active role in executing sales initiatives with both new and tenured leasing consultants. This includes support in achieving and/or exceeding revenue, meeting and/or exceeding occupancy goals, ensuring adherence to current leasing processes, training, associate skill development, and sales coaching.
· Onboard new leasing consultants utilizing the PAW program.
· Maintain current knowledge and understanding of the industry, competition, and market and apply this knowledge to gauge the portfolio’s success and improve results.
· Collaborate with fellow Area Sales Managers and Director of Centralized Sales to establish monthly sales goals for all leasing consultants.
· Partner with GM/PM on weekly and monthly sales goals for assigned portfolio.
· Partner with onsite managers to identify priorities and establish needs as it relates to leasing consultant performance.
· Manage the customer experience by engaging with Leasing Consultants, reviewing shop videos, and making necessary adjustments to uphold sales excellence.
· Partner closely with Director of Centralized Sales, Marketing and L&D teams to consistently improve the sales experience and meet occupancy and pre-lease goals for assigned multifamily portfolio.
· Complete monthly scorecards for leasing consultants.
· Work closely with fellow Area Sales Managers and Director of Centralized Sales to establish priorities and drive motivation across all leasing teams within the portfolio.
· Complete monthly reviews of all marketing materials, self-guided tours and websites for consistency and accuracy.
Job Qualifications:
· College degree, preferred
· At least 2 Years direct experience in multi-family
· Proficient in Microsoft Office products (Excel, Outlook, Word Etc.)
· Sales background
· Demonstrated diligence in handling tasks and responsibilities with meticulous attention to detail.
· Proven ability to follow through on commitments and deliver results in a timely manner.
· Apply sound common sense in decision-making, problem-solving, and navigating day-to-day challenges.
· Possess strong motivational skills to inspire both individual and team success.
· Demonstrate a goal-driven mindset, consistently striving for excellence and exceeding performance targets.
· Excellent written and verbal communication skills.
· Ability to handle multiple tasks and multiple priorities simultaneously.
