Financial Analyst - Office and Retail

About Our Retail and Office Team

 

Our retail is the beating heart of our mixed-use developments. We’ve thoughtfully designed and built over half a million square feet of retail and manage over 100 tenants.  We currently have another 44,000 SF under construction and 70,000 SF in design.  Our retail is the center of our developments and serves to support our office and multifamily populations with great dining, services, and experiences.

 

About the Position

 

The Financial Analyst position will support all elements of the Asset Management team in a fast-paced and challenging environment. The role will support the Asset Managers in Retail and Office in managing the operations, financing, reporting and valuation of the company’s investments. The position requires the ability to understand fully the assets’ investment objectives and strategies, related loan documents, and historical and projected property performance. The Financial Analyst is intended to provide the opportunity for motivated, talented individuals over time to gain the experience and judgment to progress to an Associate Asset Manager role.

 

Job Responsibilities:


  • Perform quantitative and qualitative analysis on the portfolio of real estate assets, using various tools and models, such as Excel, Argus, CoStar to determine portfolio performance and returns.
  • Provide lease administration support including generating lease abstracts, commencement letters, TI and commission tracking, encumbrances, maintaining accurate tenant ledgers.
  • Review monthly tenant charges and tenant move out charges and ensure accuracy of tenant ledgers.
  • Assist Property Manager with tenant receivable collections and reconciliations of tenant ledgers.
  • Prepare monthly reports, reforecasts, variance reports, quarterly distributions, annual budgets and annual valuations of existing assets.
  • Prepare year end tenant expense reconciliations and present to tenants.
  • Assist with annual property tax protests.
  • Analyze tenant sales for stability and profitability of business.
  • Assist with financial analysis related to leasing, debt service, yield maintenance, breakeven forecasting, and long-term projections.
  • Assist with preparing financing packages for new construction loans and refinancing.
  • Manage loan administration activities including periodic reporting requirements, compliance, and monthly draw requests.
  • Prepare financial models in underwriting new developments. Track comparisons of original budgets to actual and projected costs.
  • Assist with underwriting for Acquisitions and Dispositions opportunities using Argus and Excel.
  • Prepare various performance tracking metrics and schedules such as active vacancies (including condition and downtime), signage, parking, occupancies, WALT, rollover, avg rent/sf, year over year trends etc.
  • Provide market research including research on competitive developments, sales transactions, leasing trends, rental rate comps, and other aspects to help formulate asset strategies.
  • Gather data, images, and information for project underwriting packages and transaction proposals to present to the Company’s executive team and lenders
  • Interface with other departments including construction, accounting, risk, legal, and property management.
  • Represent the company in a professional manner, exemplifying high company standards and a strong work ethic.

Job Qualifications:


Candidates must demonstrate a combination of academic aptitude, quantitative skills, personal motivation, and distinguished written and oral communication skills. It is strongly preferred that your background includes:


  • Bachelor’s degree in a related field (Finance, Economics, Accounting, Real Estate)
  • Dedication to building a career in the real estate industry. Related real estate experience through professional work or internships focused on  real estate analysis and modeling preferred.
  • High level of proficiency with Microsoft Excel and data analytics with strong attention to detail
  • Experience with Yardi and Argus a plus, but not a requirement
  • Demonstrated ability to effectively multi-task and prioritize assignments in a dynamic work environment
  • Strong communication skills, organizational skills, and ability to develop and foster successful team relationships
