Director of Development (Single-Family Build-to-Rent)

JOB SUMMARY

The Director of Development will lead execution of single-family build-to-rent (“BTR”) development investments in various markets, reporting to Crescent’s Senior Managing Director, from sourcing and concept design to disposition in Georgia and Florida. This individual should be highly collaborative and take pride in the opportunity to deliver thoughtful, best-in-class residential communities while demonstrating a wide variety of business and project management skills with substantial responsibility. The position will be based out of Crescent’s offices in Atlanta, GA or Orlando, FL.

ESSENTIAL FUNCTIONS

  • Market Intelligence and Investment Sourcing
    • Grow the BTR development business across the Georgia and Florida regions, including the Atlanta, Orlando and Tampa markets
    • Lead efforts to identify and evaluate land opportunities for BTR development, including site feasibility studies, market assessments, investment underwriting and drafting LOIs
    • Build relationships in each market with land sellers, brokers, contractors in order to identify opportunities and gain insights into the target markets, as well as serving as Crescent’s expert for target market conditions and competitive product
    • Execute due diligence for new development investments
    • Assist in the coordination, preparation, and presentation of investment proposals to the Investment and Executive Committees.
    • Collaborate with capital markets team to raise necessary capital to fund BTR development opportunities
    • Develop/maintain relationships with equity and debt partners.
  • Pre-Development
    • Lead pre-development efforts with planning, analysis and budgets.
    • Maintain key relationships with local and national contractors to utilize their knowledge and experience regarding construction and specific locations.
    • Coordinate with in-house pre-construction team to ensure Crescent is at the forefront of product requirements and opportunities, including new/quality materials, changes in building codes, processes and methods of construction.
    • Coordinate/complete design and Visioning processes
    • Verify/obtain government/county/city approvals and permits.
  • Development Execution and Oversight
    • Develop appropriate measures to manage development risks.
    • Protect Crescent's rights by submitting timely notices to all team members and general contractors in the case of damages, delays, or scope changes as required by law and contracts.
    • Initiate/obtain approval of required utility systems and confirm agreements have been secured.
    • Ensure development is completed within approved budget; lead the project as the owner’s representative; Oversee development schedule compliance.
    • Conduct job site visits/inspections with design team members and general contractor to review safety, quality control, adherence to schedule, cleanliness, and budget.
  • Ensure that the project opening is well coordinated and executed to company standards.
  • Develop/coordinate plan for punch-out/turnover for each development.
  • Asset Management and Reporting
    • Partner with Crescent’s Asset Management team to oversee third-party property management companies and monitor financial performance of assets within the BTR portfolio
    • Assist in potential refinancing or disposition of assets.
    • Provide periodic project updates, including financials, schedule and other applicable specifics, to Crescent leadership, equity and debt partners.

JOB REQUIREMENTS AND QUALIFICATIONS

Education and Experience

Minimum:

  • Bachelor’s degree in business, finance, real estate development, or related field
  • 7-10 years minimum experience required with at least 5 related real estate or development management experience with multifamily, build-to-rent or homebuilding projects required, including complex and mixed-use projects.
  • Advanced computer skills using Word, Excel, Outlook
  • Proven ability to design, develop and fully execute successful residential communities
  • Exceptional financial acumen
  • Strong interpersonal, negotiation, and communication skills
  • Demonstrated project management skills
  • Ability to deliver projects on time and within budget
  • Proven experience building and sustaining relationships with internal and external partners

Desired:

  • Masters in related field
  • Atlanta, Orlando and Tampa market experience preferred

PHYSICAL DEMANDS

  • Communicate and converse to exchange information
  • Ability to operate a computer keyboard, phone, calculator and other office equipment with or without accommodations.
  • Seeing to read a variety of materials
  • Must be able to remain in a stationary position for extended periods of time.
  • Must be able to transport 10-25 lbs. (computer, files, etc.)
  • Move about the office to access file cabinets, office machinery, etc.
  • Ability to work under stressful, fast-paced conditions

  • Flexible working hours are M-F, 8:00am – 5:00pm (alternate schedule may apply).
