JOB SUMMARY
Position is responsible for managing and reporting all construction aspects of BTR projects. Position will report to the Vice President of Construction. Additional responsibilities include providing feedback and input to pre-construction and development teams and facilitating project-related meetings. The ideal team member will manage 4-6 active projects concurrently and will work with the General Contractor to minimize or eliminate increases in project cost and/or duration. The candidate will ensure the project is OSHA compliant as well as NPDES compliant and ensure that the overall site presentation meets or exceeds Crescent standards. This person will visit the site(s) at least twice a month and verify compliance with the architectural drawings, structural designs, as well as exterior and interior finish selections and colors. Progress on active projects will be reported and documented with photographs followed by simple summary reports to other team members. Travel will be 5-6 days per month (2.5-3 days every other week).
ESSENTIAL FUNCTIONS
• Provide day-to-day management, technical direction, supervision, and coordination of construction activities while representing the Company’s interest in all assigned projects.
• Provide budget, schedule, and constructability input on all assigned projects
• Pursue, negotiate, and execute project level service agreements with any third-party consultants.
• Manage any directly hired subcontractors or suppliers for project work outside the scope of the builder.
• Prepare and update internal construction schedules for all assigned projects in comparison to the schedules created by our builder partners for internal variance reporting.
• Manage the submittal, RFI, and change order process of each assigned project
• Lead all owner/builder meetings throughout the duration of each assigned project and create/update the agenda for each meeting.
• Lead the acceptance of all units and common areas of each assigned project
• Manage the successful close-out of all assigned projects relative to full assemblage of final record documents.
• Review, analyze, and recommend approval status on all change orders
• Review/approve all construction related project invoices
• Prepare internal monthly project reports
JOB REQUIREMENTS AND QUALIFICATIONS
Education and Experience
Minimum:
• Bachelor’s degree
• 5 years’ experience in the construction industry with most of that time spent in project management in residential construction or land development.
• Proficient experience with Microsoft Office (Word, Excel, PowerPoint) as well as project scheduling software (Primavera, Microsoft Project, etc.).
• Self-starter and able to implement tasks without direct supervision
• Strong interpersonal, negotiation, and communication skills
• Strong ability to successfully navigate and resolve issues in a timely manner
Desired:
• 7+ years related project management experience in residential construction
• 1-2 years of land development experience preferred.
• Ability to establish and maintain good working relationships with co-workers, contractors, and vendors.
• Bachelor’s degree in civil engineering, construction engineering, architecture, construction management or related field.
• Strong interpersonal, negotiation, and communication skills
• Proven problem solver with ability to resolve issues quickly and accurately
• Work well in fast paced environment and can lead and manage multiple projects
