JOB SUMMARY

 

Position will assist the development team for commercial projects from concept to disposition in specific regions or cities. The Senior Development Associate will contribute to Crescent’s success by providing support to the planning, project management, and financial oversight of new-build development projects while maintaining a high level of compliance with Crescent Values and expected levels of excellence. Position will report to the Industrial Managing Director in the development of commercial investments from concept to disposition.

 

ESSENTIAL FUNCTIONS

  • Assisting the Managing Director in the evaluation of sites for industrial development, including site feasibility studies, market assessments and investment underwriting. 
  • Coordinate responsibilities associated with the analysis, planning, and development of Commercial projects
  • Assist in reviewing broker packages, underwriting and project feasibility analysis and drafting LOIs
  • Assist in the due diligence process for new investment opportunities including extensive financial modeling
  • Assist the development and construction teams with the entitlement, design and permitting of new investments
  • Assist in the coordination, preparation, and presentation of investment materials to the Investment Committee and capital markets.
  • Provide periodic project updates, including financials, schedule and other applicable specifics to regional leaders.
  • Assist development leaders with contracts for design and construction team members incorporating input from the development and construction teams.
  • Assist in requesting proposals, planning, programming, and implementation of items sourced through the development budget.
  • Research and gain familiarity with target markets.  Tour competitive market area properties & monitor new development projects and sales.  Work with various data bases and applications, monitor competitors’ new development projects and sales, and research and gain familiarity with target markets.
  • Support investment analyses and offerings with market intelligence, including sales and rent comparables, supply/demand fundamentals, demographic and employment insights and other underwriting assumptions in support of Crescent’s investment committee, investors, partners and lenders.

JOB REQUIREMENTS AND QUALIFICATIONS

 

Education and Experience

 

Minimum:

  • Bachelor’s degree in business, finance, real estate development, or related field required; MBA or Master’s in Real Estate is a plus.
  • 3-5 years of experience with related real estate development and/or real estate underwriting is required; preference will be for Commercial experience. Advanced computer skills using Word, Excel, Outlook, PowerPoint
  • A comprehensive understanding of ARGUS software is preferred
  • Strong interpersonal, negotiation, and communication skills
  • Must have mastered real estate business acumen and have knowledge of real estate development terms
  • Must display strong critical thinking skills and a successful background with making decisions on real estate projects
  • Must have a collaborative work style and flourish in a team-oriented environment
  • Must have demonstrated project management skills, strong work ethic and ability to meet tight deadlines
  • Able to work independently and react well in a fast-paced environment

 PHYSICAL DEMANDS

  • Communicate and converse to exchange information
  • Ability to operate a computer keyboard, phone, calculator and other office equipment with or without accommodations.
  • Seeing to read a variety of materials
  • Must be able to remain in a stationary position for extended periods of time
  • Must be able to transport 10-25 lbs. (computer, files, etc.)
  • Move about the office to access file cabinets, office machinery, etc.
  • Ability to work under stressful, fast-paced conditions

  • Flexible working hours are M-F, 8:00am – 5:00pm (alternate schedule may apply).
