JOB SUMMARY
Position is responsible for leading and overseeing project level design standards over multiple projects, document quality control, pricing and other components of the preconstruction process. This position reports to the Vice President of Pre-Construction and will be a primary point of contact during the preconstruction stage for projects.
ESSENTIAL FUNCTIONS
Pre-Construction:
- Assist with plans and designs during the pre-development stage of all projects
- Be the project level point of contact for design and design standards
- Coordination of all pre-construction documents
- Review and evaluate all preconstruction documents for consistency and quality control
- Be a point person for construction administration
- Review systems
- Review waterproofing
- Review drawings and spot inconsistencies
- Review structure details and assist with problem solving
- Be a leader with product innovation and brining ideas to the team and across business units as applicable.
- Review plans and red-line and document issues and report back to development and construction leaders.
- Verify coordination has been done between all design team members.
- Responsible to work cooperatively with Crescent Vice President of Pre-Construction, Architects, MEP Engineers, Structural Engineers, Sound Consultants, Waterproofing Consultants, ADA Consultants throughout the design phase of the project.
- Attend weekly, monthly design meetings for all projects as needed
- Responsible in helping to manage the pricing process with potential General Contractors, subcontractors, and venders as needed.
- May manager estimators and other pre-con team members
- Review budgets with the VP of Pre-Construction prior to sharing with development team.
- Notify Crescent team members when group plan reviews need to be done. Organize comments and deliver to design team.
- Assist developer in the procurement and review of Geotechnical and Environmental Site Assessments.
- Lead GMP contracts preparation up until execution.
Estimating:
- Assist with estimating when needed
- Create accurate conceptual pricing from historical data, market pricing, and third party advice. Create project budgets from conceptual pricing and review for accuracy
- Provide quantity take offs for pricing.
- Help create and maintain Specifications and Finish Matrix for Crescent projects
- Communicate issues discovered while pricing projects with Crescent team and architects
- Act as Lead for Estimating for In house General Contractor
JOB REQUIREMENTS AND QUALIFICATIONS
Education and Experience
Minimum:
- Bachelor’s degree required with a focus in Architecture or Construction
- Minimum of 7 –10 years relevant experience required in multifamily construction and pre-construction management.
- Must have experience with design, construction administration, and architectural services
- Strong working knowledge of building codes
- Understand construction methods for estimating, prefer knowledge of estimating software
- Excellent oral and written communication skills
- Detail oriented and a good problem solver
- Proven track record in meeting deadlines with sustainable job profitability
- Ability to provide strong leadership to team members, consultants, contractors, customers and other internal or external entities.
- Effective organizational skills – project management
- Must be persistent, collaborative and self-starter with a focus on doing things right
- Strong proficiency with Microsoft Office including Excel, Word and Outlook
PHYSICAL DEMANDS
- Communicate and converse to exchange information
- Ability to operate a computer keyboard, phone, calculator and other office equipment with or without accommodations.
- Seeing to read a variety of materials
- Must be able to remain in a stationary position for extended periods of time
- Must be able to transport 10-25 lbs. (computer, files, etc.)
- Move about the office to access file cabinets, office machinery, etc.
- Ability to work under stressful, fast-paced conditions
