JOB SUMMARY


Crescent Communities is looking to expand its internal Multifamily Construction Arm - Crescent Communities Construction. Position is responsible for providing comprehensive and accurate project construction pricing for Crescent proposed projects within the Multifamily Division.


ESSENTIAL FUNCTIONS


Estimating:


Perform material take-offs for development of all budgets

Communicate issues discovered while pricing projects with Crescent team and architects

Help expand and prequalify subcontractor/vender base for Crescent in-house construction team

Verify subcontractor/vender pricing covers full scope while pricing in-house Crescent construction projects

To evaluate and analyze alternate construction methods and materials to assure maximum cost efficiency, value engineering suggestions, and pointing out inconsistencies between the documents and the budgets.

Responsible to manage the pricing process all aspects of an estimate and scope and all CSI divisions

Lead estimating and GMP contract execution with in house General Contractor

Download pricing and bid information to project manager prior to start of in-house construction projects

Review plans and red-line and document issues and report back to design team

Attend weekly, monthly design meetings for all projects

Responsible to manage the pricing process with potential subcontractors and vendors

This position reports to the Sr. Director of Preconstruction


JOB REQUIREMENTS AND QUALIFICATIONS


Education and Experience


Minimum:


Bachelor’s degree required with a focus in Construction Management, Civil Engineering, Architecture or Business, or equivalent work experience.

5 years relevant experience required in construction estimating and pre-construction management.

Strong working knowledge of building codes

Understand construction methods for estimating

Excellent oral and written communication skills

Detail oriented and a good problem solver

Proven track record in meeting deadlines and construction estimating with sustainable job profitability.

Effective organizational skills

Strong proficiency with Microsoft Office including Excel, Word and Outlook


Desired:


7 years plus experience

Extensive knowledge about the construction estimating field

Multifamily related experience


PHYSICAL DEMANDS

  • Communicate and converse to exchange information
  • Ability to operate a computer keyboard, phone, calculator and other office equipment with or without accommodations
  • Seeing to read a variety of materials
  • Must be able to remain in a stationary position for extended periods of time
  • Must be able to transport 10-25 lbs. (computer, files, etc.)
  • Move about the office to access file cabinets, office machinery, etc.
  • Ability to work under stressful, fast-paced conditions

  • Professional office environment 
  • Flexible working hours are M-F, 8:00am – 5:00pm (alternate schedule may apply). 
  • Must have reliable transportation
