Senior Project Manager

JOB SUMMARY

Position is a vital construction team member on commercial/multifamily projects in markets pursued by Crescent Communities. Position is focused on design, preconstruction, and construction management of commercial/multifamily projects.

ESSENTIAL FUNCTIONS

Communicate with clear and concise language both verbally and in written form.

Utilize technology including tablet/iPad, Computer, Phone, and basic programs within the Microsoft Windows operating system.

Organize and present information.

Utilize thoughtful, tactful and action-oriented communication.

Reinforce and coach safety management and compliance functions including teaching, leadership and documentation.

Performs and coaches financial management functions including forecasting, cost accounting, bid analysis, and applications for payment.

Performs and understands change management functions including PCOs, OCOs, and communication of changes to the overall project team.

Understands and implements contract knowledge at a high level including but not limited to scopes of work, exhibits, contract development and issuance and negotiation.

Supports and coaches document management including but not limited to submittals, RFIs, meeting minutes, drawings and specifications, punch list, deficiencies and project closeout.

Supports interviewing and hiring, onboarding and mentors new team members.

Supports and leads both internal job processes and team wide initiatives.

Forecasts and plans for horizons beyond single construction cycles.

Supports employee and team development.

Facilitates and supports all aspects of the design, construction, closeout and occupancy phases including preconstruction support.

Provide day-to-day management, technical direction, supervision, and coordination of construction activities while representing the Company’s interest in all assigned projects.

Reinforce all safety aspects of the projects with the project management and field staff

Have OSHA 30 Certification

Participate in design and development meetings

Review and redline all Construction Documents and Specifications

Prepare expense/revenue comparison spreadsheets

Manage all direct/indirect construction obligations associated with the transaction agreement(s).

Manage design aspects of assigned projects

Prepare and Manages Crescent Communities Building Standards

Produce and manage overall development schedules

Assist in procurement of municipality approvals, permits, certifications, and conformance as requested.

Manage the budgeting and cost control of activities

Manage construction and close-out on assigned projects with the goal of ensuring that budget, scope and schedule are met.

Prepare/update construction schedules

Supervise submittal and RFI process

Ensure plan and specification compliance

Enforce quality standards

Review and analyze all change orders

Assist in the review/approve of all invoices

Assist in the review/approve of all applications for payment

Prepare monthly cost projections

Prepare internal monthly project reports

Receive and inspect close out documents

May supervise a team of Project Managers

Proficient in reviewing and negotiating contract terms and conditions

Manage general contractor, vendors and other owner hired third parties from commencement to close out of project.

JOB REQUIREMENTS AND QUALIFICATIONS

Education and Experience

Minimum:

Bachelor’s degree in civil engineering, construction engineering, architecture, construction management or related field.

5 years experience in the construction industry with the majority of that time spent in project management in a commercial real estate environment.

2-3 years architectural and/or engineering experience

Proficient experience with Microsoft Office (Word, Excel, PowerPoint) as well as project scheduling software (Primavera, Microsoft Project, etc.).

Self-starter and able to implement tasks without direct supervision

Desired:

5+ years related project management experience in commercial construction

Ability to establish and maintain good working relationships with co-workers, contractors, and vendors.

Strong interpersonal, negotiation, and communication skills

Adept at problem solving

Positive track record on project performance as it relates to cost, scope and schedule.

Work well in fast paced environment and can lead and manage multiple projects

Must be collaborative in nature and thrive with teams

PHYSICAL DEMANDS

  • Communicate and converse to exchange information
  • Ability to operate a computer keyboard, phone, calculator and other office equipment with or without accommodations.
  • Seeing to read a variety of materials
  • Must be able to remain in a stationary position for extended periods of time.
  • Must be able to transport 10-25 lbs. (computer, files, etc.)
  • Move about the office to access file cabinets, office machinery, etc.
  • Ability to work under stressful, fast-paced conditions

  • Flexible working hours are M-F, 8:00am – 5:00pm (alternate schedule may apply).
