JOB SUMMARY

The Procurement Manager is responsible for developing and executing procurement strategies for a portfolio of build-to-rent communities and select portions of Multifamily. This role oversees sourcing, contracting, national accounts, vendor management, and cost control across all phases of development, with a focus on achieving economies of scale, maintaining quality standards, and ensuring timely delivery of materials and services.

The ideal candidate has strong experience in residential construction procurement, understands the unique demands of BTR projects, and excels at balancing cost.

ESSENTIAL FUNCTIONS

  • Key Responsibilities - BTR

  Procurement Strategy & Cost Management

o  Develop and implement procurement strategies aligned with BTR development, budgets, and standardization Contracting process.

o  Lead sourcing, pricing negotiation, for materials, and subcontracted services

o  Drive cost savings through volume purchasing, preferred vendor programs, and supplier agreements.

o  Track market pricing trends, material availability, and supply chain risks

  Vendor & Contract Management

o  Establish, Track and manage a network of qualified suppliers, manufacturers, and subcontractors.

o  Negotiate contracts, master service agreements, purchase orders and pricing schedules

o  Manage parent company national accounts reporting

  Project Support

o  Collaborate with development, construction, preconstruction design, and operations teams to align procurement with project needs.

o  Support value engineering initiatives without compromising durability or resident experience.

o  Maintain procurement schedules to support construction timelines

  Standardization & Process Improvement

o  Support standardization of materials, finishes, appliances, and building systems across BTR communities

o  Develop procurement policies, procedures, and best practices

o  Improve procurement workflows, reporting, and controls

  • Key Responsibilities Multifamily

o  Negotiate contracts, master service agreements,

o  Manage parent company national accounts reporting

o  Drive cost savings through volume purchasing, preferred vendor programs, and supplier agreements

Estimating

o  Assist with estimating when needed.

o  Create Maintain Pricing for individual Floorplans by Unit.

o  Provide quantity take offs for pricing

JOB REQUIREMENTS AND QUALIFICATIONS

Education and Experience

Minimum:

  • Bachelor’s degree in Construction Management, Supply Chain Management, Business, or related field experience.
  • 5+ years of procurement experience in residential construction, or BTR
  • Strong negotiation, contract management, and cost-analysis skills
  • Working knowledge of construction materials, scopes, and subcontractor trades
  • Experience managing multiple projects simultaneously
  • Familiarity with national or regional supplier agreements
  • Understand construction methods for estimating
  • Excellent oral and written communication skills
  • Detail oriented and problem solver
  • Ability to provide strong leadership to team members, consultants, contractors, customers and other internal or external entities.
  • Effective organizational skills – project/process management
  • Strong proficiency with Microsoft Office including Excel, Word and Outlook

 Other Demands:

  • Communicate and converse to exchange information
  • Operate a computer keyboard, phone, calculator, and other office equipment
  • Seeing to read a variety of materials and observe a variety of development and construction activities.
  • Must be able to remain in a stationary position for extended periods of time
  • Must be able to transport 10-25 lbs. (computer, files etc.) and plans, specs, etc.
  • Move about the office to access file cabinets, office machinery
  • Must be able to maneuver on the job for extended periods of time
  • Hearing and speaking to exchange information
  • Ability to maneuver through a construction site
  • Normal office environment with exposure to personal computer monitor and frequent use of a keyboard.
  • Project site exposure to dust, miscellaneous allergens, sunlight, extreme temperatures, noise, moving machinery, and other natural and environmental exposures.
  • M-F, 8:00 am – 5:00 pm (alternate schedule may apply)
  • Valid driver’s license and reliable means of transportation
  • Ability to travel to field locations and stay overnight as required
  • Ability to work early and/or late hours and weekends as required
  • Ability to work under short-term deadlines

PHYSICAL DEMANDS
