The Role

The Director of Asset Care Operations is an integral member of the Third Party Property Management leadership team, taking responsibility for Turns, Repairs & Maintenance, and Field Operations for a portfolio of 10,000+ Single Family Rental homes across the United States. In this role, you will design and implement operational processes to deliver on timelines, budgets, and quality standards for Turns, Repairs & Maintenance, and Inspections. 


What You'll Do:


  • Build and implement a streamlined Turns process, utilizing technology to reduce Turn timelines, provide visibility into project status, and proactively meet client budget expectations at scale 
  • Design workflows to ensure resident Repairs and Maintenance issues are resolved in a timely and cost-effective manner 
  • Maintain strong vendor partnerships, ensuring vendors deliver high quality work on-time and on-budget and creating a sufficient vendor pool in each market 
  • Lead a team of Turn Managers, Maintenance Managers, and Field Managers, setting their goals, driving their professional development, and managing performance 
  • Regularly use financial reports and data to monitor performance to plan, and proactively develop solutions to address performance issues 
  • Participate in client Quarterly Business Reviews, providing updates on KPIs and strategic initiatives 


Requirements:


  • 10+ years of experience in the maintenance or construction industry, with a basic knowledge of plumbing, electrical, heating/cooling, and general repair
  • 5+ years of experience in the Single Family Rental industry, with specific experience in Turns and Maintenance 
  • 5 + years of experience leading a high-performing team, Managing Managers*
  • 5+ years of experience using data to derive insights, and using those insights to make decisions

Preferred:

  • Bachelor's degree

*Bonus Potential against KPIs up to $25,000

The pay range for this role is:

130,000 - 150,000 USD per year (Remote (United States))
