Adoor Property Management (APM) is a joint venture between Rithm Capital and Darwin Homes. APM serves as the dedicated property management platform for Rithm Capital’s build-to-rent (BTR) and single-family rental (SFR) portfolios.

Leveraging Origin, Darwin Homes’ turnkey technology platform, APM utilizes proprietary software and an end-to-end real estate management system. This partnership positions APM as a leader in the SFR industry, empowering Rithm Capital to focus on capital allocation and strategic growth.

About the role:

Adoor is seeking a highly skilled and organized Senior Maintenance Coordinator to oversee and coordinate maintenance operations, ensuring optimal functionality, safety, and efficiency of our properties.

The ideal candidate will have experience managing maintenance schedules, communicating professionally and promptly with residents, liaising with vendors, and ensuring compliance with safety regulations.

Work Arrangement: This position follows a hybrid schedule with fixed hours. Team members are required to work onsite at our Atlanta office from Tuesday to Thursday, 9:00 AM to 6:00 PM, with the flexibility to work from home on Mondays and Fridays.

What you'll do:

• Manage timely service requests across plumbing, electrical, HVAC, appliance, drywall, and cosmetic repairs.
• Serve as the primary point of contact for resident maintenance concerns, ensuring prompt, courteous, and effective communication and resolution.
• Coordinate and supervise outside vendors to ensure quality work is completed on time and within budget.
• Respond to emergency maintenance issues as needed, including after-hours and weekend support.
• Assist the maintenance manager with oversight of coordinators in your assigned markets

• Assist the maintenance manager with review of estimates, emergencies, and non-emergencies

• Submit, track, and follow up on warranty claims for newly built homes.
• Collaborate with builders and contractors to ensure issues are addressed under warranty coverage.
• Keep warranty logs and documentation up-to-date for internal reference

Basic Qualifications:

• 3+ years of experience in maintenance coordination or property management maintenance roles.
• Strong interpersonal and communication skills, with a professional and resident-focused approach.
• 2 year experience managing maintenance teams and working with third-party vendors/contractors.
• Familiarity with property management systems (e.g., Yardi, AppFolio) or work order tracking platforms.
• Solid knowledge of general building systems (plumbing, HVAC, electrical, carpentry).
• Understanding of residential housing codes, safety standards, and preventative maintenance best practices.
• Ability to prioritize multiple tasks and work effectively under pressure.
• High school diploma or equivalent required; relevant certifications (e.g., HVAC, EPA, OSHA 10/30) preferred.
