About Viewpoint at Murfreesboro

Viewpoint at Murfreesboro is a brand new 171 unit townhome community in the heart of Murfreesboro, TN. The property consists of 3- and 4-bedroom townhomes, clubhouse, swimming pool, pet park, play lawn, and leasing center. 

About the role:


Adoor is seeking a highly motivated and skilled Maintenance Technician to join our team. The Maintenance Technician will be responsible for performing a wide range of duties related to the upkeep, repair, and preventative maintenance of equipment, machinery, and facilities. This role is crucial to ensuring the safe, efficient, and continuous operation of our build-to-rent townhome community. 

The ideal candidate will need to possess a strong understanding of mechanical, electrical, and hydraulic systems, as well as excellent troubleshooting and problem-solving abilities. They will be committed to maintaining a high standard of quality, safety, and efficiency in all aspects of their work.


What you'll do:

General Maintenance & Repairs

  • Manage and complete timely service requests across plumbing, electrical, HVAC, appliance, drywall, and cosmetic repairs.
  • Ensure all homes meet Adoor’s move-in readiness standards.
  • Conduct regular property inspections to identify and resolve potential maintenance issues.

Routine Property Walks

  • Perform scheduled community walks to monitor safety hazards, maintenance concerns, and curb appeal.
  • Document findings, log action items, and communicate resolutions with the property management team.

Vendor Coordination

  • Schedule and oversee third-party contractors for specialized or capital repairs.
  • Ensure vendor compliance with quality standards and project timelines.
  • Maintain detailed records of all vendor activity, including work orders and invoices.

Warranty Management

  • Submit, track, and follow-up on warranty claims for newly built homes.
  • Collaborate with builders and contractors to ensure issues are addressed under warranty coverage.
  • Keep warranty logs and documentation up-to-date for internal reference.

Resident Support

  • Respond professionally and promptly to resident maintenance requests and emergencies.
  • Communicate clearly with residents regarding repair timelines and status updates.

Preventive Maintenance & Safety

  • Perform seasonal inspections and proactive servicing (e.g., HVAC tune-ups, water heater flushes).
  • Ensure compliance with safety standards, including use of PPE and lock-out/tag-out procedures.
  • Keep maintenance tools, inventory, and storage areas clean and secure.

Basic Qualifications:

  • High school diploma or equivalent required; technical certifications a plus
  • EPA Type I & II or Universal HVAC certification strongly preferred
  • Minimum 2+ years of residential or multifamily maintenance experience
  • Familiarity with builder warranties and post-construction maintenance
  • Strong troubleshooting skills across multiple trades
  • Experience with maintenance tracking software
  • Valid driver’s license and reliable transportation
  • Ability to work independently and manage multiple priorities
  • Detail-oriented with a commitment to accurate documentation

Physical Requirements

  • Ability to lift up to 50 lbs
  • Capable of using ladders, power tools, and working in confined or elevated spaces
  • Frequent standing, walking, climbing, bending, and kneeling
  • Must be able to work in both indoor and outdoor environments in varying weather conditions
