DIRECTOR OF COMMERCIAL OPERATIONS
(Immediate Hire – Contract-to-Hire)

Compensation: Contract Phase: $15,000 - $25,000 per month depending on experience independent contractor. 

Permanent Position: $175,000 - $250,000 Base Salary, Performance Bonus, Executive Growth Opportunity


ABOUT OMARI COMMERCIAL

Omari Commercial is the commercial construction division of Omari Construction, a rapidly growing design-build general contractor serving commercial, corporate, industrial, mission-critical, healthcare, life sciences, workplace, and occupied renovation clients throughout the Mid-Atlantic region.

As our commercial division continues to expand, we are seeking an experienced Director of Commercial Operations to immediately assume operational leadership responsibilities, oversee active project execution, and help build the systems, procedures, accountability structures, and operational infrastructure necessary to support long-term growth.


POSITION OVERVIEW


This is not a Project Manager position.

This is not a Senior Project Manager position.

This is not an administrative operations position.

This is a mission-critical operational leadership role intended for a proven commercial construction executive who has successfully managed project management teams, field operations teams, and commercial construction operations departments.

The successful candidate will immediately assume operational leadership responsibility over multiple active commercial tenant fit-out and interior construction projects currently operating under aggressive schedules and demanding client expectations.

The successful candidate will be expected to make an immediate impact from day one.

The first 90 days of this position are critical.

The selected individual must be capable of entering an active construction environment, quickly evaluating project status, identifying operational deficiencies, implementing accountability systems, leading project teams, directing field personnel, and ensuring successful project execution.

This role is intended to transition into a permanent leadership position following successful completion of the initial operational objectives.


MISSION-CRITICAL RESPONSIBILITY

The Director of Commercial Operations will serve as the senior operational leader responsible for project execution and operational performance.

This individual will be expected to assume responsibility for:

• Managing project managers
• Managing project coordinators
• Managing assistant project managers
• Managing field superintendents
• Managing operational accountability
• Managing project execution procedures
• Managing schedule accountability
• Managing procurement oversight
• Managing subcontractor performance
• Managing communication between office and field teams
• Driving successful project completion

The successful candidate must be comfortable accepting full responsibility for operational execution and project performance.

When projects succeed, this individual will receive significant credit.

When projects fail, this individual must be willing to accept responsibility and lead corrective action.


FIRST 90-DAY OBJECTIVES

The successful candidate will immediately assume operational leadership responsibility for multiple active fast-track commercial tenant fit-out projects scheduled for completion within the next 90 days.

Responsibilities include:

• Immediate assessment of all active projects
• Establishment of accountability systems
• Daily leadership of PM teams
• Daily leadership of field teams
• Weekly operations reviews
• Weekly executive reporting
• Schedule recovery planning where necessary
• Procurement oversight and risk mitigation
• Subcontractor accountability management
• Successful achievement of critical project milestones
• Reduction of executive involvement in day-to-day project management


PRIMARY RESPONSIBILITIES

Operations Leadership

• Lead all commercial construction operations
• Manage project managers, coordinators, assistant PMs, and superintendents
• Establish accountability systems and reporting structures
• Conduct weekly operations meetings
• Develop operational procedures and standards
• Create scalable systems for future growth

Project Execution

• Monitor project schedules and milestone completion
• Identify project risks and implement mitigation plans
• Coordinate office and field operations
• Drive subcontractor accountability
• Ensure successful project delivery

Project Management Leadership

• Mentor and supervise project managers
• Improve project execution procedures
• Improve RFI, submittal, procurement, change order, and closeout processes
• Establish consistent project management standards

Field Operations Leadership

• Supervise and support field superintendents
• Review staffing plans and manpower requirements
• Monitor quality control and safety compliance
• Ensure field execution aligns with project schedules

Procurement & Project Controls

• Monitor procurement planning and material tracking
• Review long-lead item management
• Identify procurement risks
• Assist in implementation of project controls systems
• Review forecasting and operational reporting

Executive Reporting

• Report directly to executive leadership
• Provide weekly project performance reports
• Identify operational risks
• Recommend corrective actions
• Assist with strategic planning and organizational development


REQUIRED QUALIFICATIONS

• Minimum 10 years commercial construction experience
• Previous experience as Director of Operations, Vice President of Operations, Director of Construction, Construction Executive, Regional Operations Manager, Senior Operations Manager, Chief Operating Officer, or equivalent leadership role
• Proven experience managing multiple Project Managers and Superintendents simultaneously
• Proven experience overseeing multiple active commercial projects simultaneously
• Strong commercial interiors and tenant fit-out experience
• Strong scheduling experience
• Strong procurement experience
• Strong subcontractor management experience
• Strong client-facing experience
• Ability to operate effectively under aggressive schedules and demanding client expectations

LONG-TERM OPPORTUNITY

Following successful completion of the initial operational objectives, the Director of Commercial Operations will transition into the permanent operational leader responsible for helping build, lead, and scale Omari Commercial's operations platform, project management department, field operations department, procurement procedures, and operational infrastructure.
