The Role

The Project Director brings in the work and makes sure it's worth doing. You develop your own clients, inspect the damage, build the estimate yourself, close the deal, and then hand the project to a Project Manager who runs day-to-day production. From there you stay the client's lead: you own the relationship, the contract, the change orders, and the margin through completion.

This is a seller-doer seat. We're looking for someone who is equally comfortable shaking hands with a property manager on Monday and defending every line of an estimate on Tuesday. What You Will Own

Winning the work:

  • Build and manage your own pipeline through your referral network and business development activity, with full ownership of your revenue target.
  • Develop relationships with property managers, HOA boards, ownership groups, and insurance adjusters who send repeat and referral work.
  • Conduct onsite inspections and translate what you find into an accurate, defensible scope of repair.
  • Build complete estimates and proposals yourself, and close work at margins that hold.

Handing off and protecting the project:

  • Hand off each sold project to a Project Manager with a clean scope, budget, and client expectations, so production starts without surprises.
  • Coordinate with the PM on subcontractor selection and mobilization.
  • Stay the client's primary point of contact through completion, including regular updates and attendance at key milestones (demo, rough, pre-paint, punch, final).
  • Negotiate change orders and contract amendments to protect margin.
  • Manage monthly pay applications and stay ahead of accounts receivable.
  • Keep CRM and project records current so the team can trust and build on your work.

What the PM owns so you don't have to: daily subcontractor management, scheduling, site logistics, and production problem-solving.

What You Bring

Must-haves:

  • 5+ years in construction, restoration, or roofing in a role where you both generated your own work and estimated it. Common backgrounds include restoration PM/estimators who built their own book, roofing or exterior sales reps who write their own estimates, and contractors who have run their own business.
  • A track record of building estimates and proposals independently, using Xactimate or a CSI-based approach.
  • Proof that you can originate work: a referral network, repeat clients, or sales numbers you can walk us through.
  • Comfort negotiating with adjusters, property managers, and ownership groups.

Nice-to-haves:

  • Commercial, multifamily, or HOA experience. Strong residential restoration or roofing seller-doers who want to move into commercial work are encouraged to apply.
  • Insurance restoration or large loss experience.
  • A Construction Management degree or equivalent.

The Work Itself

This is a hybrid role that splits time between the market and the desk: client meetings, inspections, and project walks in the field, and estimate and proposal work in the office. Expect regular local travel to job sites and client locations across the Colorado market.

Compensation and Benefits

PAY RANGE: $105,000 to $155,000 base salary per year, plus commission.
