Purpose of the Role:
Dayton Vitality Hotel is looking for a motivated, hands-on Maintenance Supervisor to join our team! Reporting to the Executive Engineer, this role is fully onsite responsible for overseeing the daily maintenance and engineering operations of the property, ensuring a safe, efficient, and well-maintained environment for guests and team members. The Maintenance Supervisor will lead preventive maintenance programs, coordinate repairs and facility improvements, support life safety and regulatory compliance initiatives, and supervise maintenance team activities. This position plays a key role in protecting the hotel's assets, maintaining operational excellence, and supporting an exceptional guest experience.
Responsibilities:
- Supervises all engineering and maintenance activities to ensure highest quality workmanship and production
- Establishes schedules for, and oversees performance of all preventive maintenance activities
- Supervises initiation of work lists, prioritization of tasks, and work assignments so as to insure timely and efficient completion of all operations
- Oversees/assists in the establishment and implementation of Life Safety and other emergency related procedures/training for all personnel while executing emergency procedures in accordance with hotel standards. Complies with required safety regulations and procedures
- Ensures and maintains records of all maintenance/repairs performed as required by company policy and/or legal mandate
- Coordinates inspection and certification of all Life Safety systems and equipment as required by local ordinance
- Verifies that all work is performed in a safe, efficient manner and that the quality of same meets standard
- Performs periodic, walk through/visual inspections of all property assets to determine condition, establish maintenance priorities and highlight need for improvement areas
- Coordinates/monitors energy consumption/rates, so as to attain optimal operating cost/efficiency
- Establishes/compiles lists of future projects and priorities, for submission to leadership for review and approval
- Coordinates preparation of annual ADA compliance checklist
- Maintains open communications with all departments so as to insure timely response to operational needs
- Keeps all departments appraised of any maintenance related operations which might affect operations
- Maintains cleanliness and excellent condition of equipment and work area
- Establishes effective training procedures and ensures that all department personnel are properly trained
- Responsible for interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
- Coaches, counsels retrains personnel as needed in order to ensure acceptable performance
- Complies with hotel standards, policies and rules including safety and recycling standards and remains current with hotel information and changes
- Other duties as assigned
Qualifications, Skills, Abilities and Experience:
- Ability to promote and apply teamwork skills
- Ability to maintain a positive attitude with a “How can I help” approach
- Ability to work day shift with availability to work night shift as needed
- Ability to use hands to lift, carry, or pull objects that may be heavy
- Ability to understand simple instructions
- Strong customer service experience
- Technical Licenses/Certifications: HVAC, Electrical, Plumbing etc. preferred

Minimum Qualifications:
- High school diploma or equivalent required
- Minimum of three (3) years of maintenance, facilities, or related experience
- Previous hospitality industry experience preferred
- Prior supervisory or team leadership experience required
- Proficient in basic computer applications and technology
- Ability to work day shifts, with flexibility to work evenings, weekends, or other hours as business needs require
- Ability to reliably commute to or relocate to the Dayton, Ohio area
- Valid state-issued driver's license required
