Facilities Maintenance Technician

Position Expectations

The Facilities Maintenance Technician plays a critical role in maintaining a safe, professional, and welcoming environment for our customers and employees. While this position does not require skilled trade certifications, it does require a high level of ownership, initiative, organization, and follow-through.

The expectation is to manage the facility—not simply complete assigned tasks.


Take Ownership

The best Facilities Maintenance Technician does not wait to be told what needs to be done.

Instead, they are constantly walking the property, looking for opportunities to improve the appearance, safety, and functionality of the dealership.

Examples include:

  • Chipped paint
  • Burned-out lights
  • Wall damage
  • Pressure washing needs
  • Broken furniture or fixtures
  • Signage issues
  • Organization of storage areas
  • Exterior appearance
  • Parking lot concerns
  • Trip hazards
  • Minor repairs



Be Self-Motivated

There should always be productive work available.

When one project is complete:

  • Walk the property.
  • Update your project list.
  • Begin the next task.
  • Look for opportunities to improve the dealership.

Downtime should be extremely limited.


Maintain a Facility Calendar

Maintain a master calendar of all Weekly, Monthly, and Annual recurring inspections, maintenance, vendor services, and expiration dates.

The expectation is that these items are completed before they become overdue without requiring reminders from management.



Project Management

Facility improvements are more than scheduling a vendor.

The Facilities Maintenance Technician is expected to manage projects from beginning to end.

Responsibilities include:

  • Identify the need.
  • Obtain at least three competitive bids when appropriate.
  • Present recommendations and bids to the GM.
  • Schedule approved work.
  • Coordinate vendors.
  • Communicate project timing with affected departments.
  • Inspect completed work.
  • Ensure deficiencies are corrected.
  • Close out the project with all documentation.

Proper communication throughout any project to the Department Head is vital.

Ownership does not end when the vendor leaves.


Organization

Maintain organized records for:

  • Vendor contacts
  • Inspection reports
  • Annual certifications
  • Quotes and bids
  • Project status
  • Warranty information
  • Maintenance schedules
  • Facility improvement ideas

Information should be easy to locate when needed.


Professional Standards

Take pride in the appearance of Toyota of Olympia.

Treat the facility as if it were your own business.

Pay attention to details.

Complete projects thoroughly.

Clean up after every project.

Represent the dealership professionally when interacting with vendors.


Success in This Position

Success is measured not by the number of work orders completed, but by the overall condition of the facility.
