Position overview:
We are seeking a Bi-lingual (Korean/English) Senior Manager or Director of Business Development to lead the expansion of industrial and commercial construction opportunities driven by Korean corporate investments in the U.S. This role will focus on identifying bid opportunities, developing strategic partnerships, and coordinating with internal teams to ensure successful project execution.
The ideal candidate will have a strong network within Korean conglomerates, EPC firms, and investment teams, as well as a deep understanding of U.S. construction bidding processes and collaboration with General Contractors (GCs). This position requires close communication with senior management and internal coordination with Pre-Construction, Estimating, and Construction teams to drive competitive bidding and contract success.
Key Responsibilities:
1. Business Development
- Identify and pursue industrial and commercial construction bid opportunities from Korean corporations investing in the U.S., including:
- Industrial Projects:
- Manufacturing plants (EV, semiconductor, automotive, chemical, etc.)
- EV battery and renewable energy facilities
- Logistics hubs, warehouses, and distribution centers
- Industrial infrastructure, clean rooms, and dry rooms
- Commercial Projects:
- Hotels and workforce housing near industrial sites
- Office buildings and R&D centers for industrial corporations
- Data centers and technology hubs
- Mixed-use developments supporting large-scale industrial facilities
- Maintain strong relationships with Korean parent companies, U.S. subsidiaries, EPC firms, and real estate developers to proactively identify project opportunities.
- Analyze Korean investment trends, FDI (Foreign Direct Investment) data, and U.S. government incentives to anticipate future project pipelines.
2. Strategic Partnerships & Collaboration with U.S. General Contractors
- Support collaboration with U.S. General Contractors (GCs), EPC firms, and subcontractors to build strategic partnerships for large-scale projects.
- Identify joint venture (JV) and subcontracting opportunities to enhance competitiveness in bids.
- Act as a liaison between Korean clients and U.S. construction stakeholders, ensuring seamless communication and alignment of project requirements.
3. Bid Management & Internal Coordination
- Work closely with Pre-Construction, Estimating, and Construction teams to develop competitive proposals, cost estimates, and risk assessments for bid submissions.
- Ensure early involvement in project planning, feasibility studies, and value engineering to optimize bid strategies.
- Coordinate internal teams across different functions to ensure successful bid participation and contract execution.
- Track and pursue RFIs, RFPs, and bidding opportunities, ensuring compliance with all bid requirements.
- Provide strategic recommendations on bidding strategies, pricing, and risk mitigation based on competitive analysis.
4. Senior Management Communication & Reporting
- Maintain regular communication with executive leadership, providing insights on market trends, bidding status, and strategic opportunities.
- Prepare and present business development updates, project pipeline reports, and competitive analyses to senior management.
- Align business development strategies with corporate goals and construction capacity, ensuring long-term sustainability and profitability.
5. Contract Negotiation & Deal Execution
- Lead contract negotiations with Korean clients and U.S. partners, ensuring competitive and profitable terms.
- Manage discussions on pricing, project scope, schedule, and risk allocation in line with U.S. construction standards.
- Work closely with legal and finance teams to finalize contract agreements, JV partnerships, and investment structures.
Education & Experience
- Bachelor’s degree in Business, Engineering, Construction Management, or a related field.
- 10+ years of experience in business development, bidding, or sales within industrial/commercial construction, EPC, or real estate development.
- Proven track record of securing industrial and commercial construction contracts from Korean investors in the U.S.
- Experience working with Korean conglomerates, EPC firms, and U.S. General Contractors (GCs) to facilitate partnerships and bidding opportunities.
- Strong background in bidding, contract negotiation, and strategic planning for large-scale construction projects.
Skills & Qualifications
- Bi-lingual in Korean and English (Required).

- Deep understanding of U.S. industrial and commercial construction bidding, procurement, and permitting processes.
