About the Role

The Real Estate/Land Use Paralegal supports all real estate and land use matters across Torus's site portfolio: ground leases, easements, title review, zoning and entitlement filings, and land use permitting across multiple product lines. Energy infrastructure gets deployed fast when the title is airtight. That's what this role builds. 

  • Operates within the Senior Paralegal's contract lifecycle framework, managing all phases of commercial contract administration
  • Collaborates with Associate General Counsel on commercial lease negotiations, including document preparation, due diligence tracking, and recordation
  • Coordinates with Permitting Coordinator on entitlement timing and permitting schedules
  • Coordinates with Director of Construction on site control readiness and compliance requirements

Who You Are

You're detail-oriented and deadline-driven, and you understand that a missed contingency date or an overlooked title issue becomes someone else's problem down the line. You collaborate well across Legal and Construction and take ownership of the paper trail that keeps every site's title clean.

Responsibilities

  • Support title and survey review, flagging clouds on title or easement conflicts before they become binding site constraints.
  • Assesses environmental and land-use issues and property-owner disputes. 
  • Prepare zoning and entitlement filings, recognizing that classification elections set precedent for future sites in that jurisdiction.
  • Prepare and review LOI’s, commercial ground lease, commercial building lease, land/building purchase agreements and easement documents for execution and recordation.
  • Track land use due diligence deadlines and contingencies across the site portfolio.
  • Manage recordation and title curative filings.
  • Coordinate with the Permitting Coordinator on entitlement timing and the Director of Construction on site control readiness ahead of construction.
  • Other duties and projects as assigned.

Required Experience

  • Paralegal certificate or equivalent experience, with 3+ years of real estate or land use paralegal experience.
  • Experience with title and survey review, due diligence tracking, and recordation.
  • Experience with commercial real estate contracts.

Preferred Experience   

  • Experience in energy, infrastructure, or renewable site acquisition.
  • Familiarity with zoning and entitlement processes across multiple jurisdictions.

Location + Travel This role is hybrid, based at Torus's South Salt Lake, UT headquarters, with occasional travel to project sites, outside partners, or other Torus facilities as needed.
Schedule Full-Time, Salaried

Compensation $90,000 - 115,000 (Note: We have the flexibility to hire at different levels, which may impact the  corresponding pay range.)

Work Authorization Applicants must already have the legal authorization to work in the US without requiring any employer sponsorship.

Physical Requirements

  • Constantly operates a computer and other peripheral office equipment such as a printer or mouse.
  • Ability to communicate information so others can understand. Must be able to exchange accurate information in these situations.
  • Must report to work reliably and with the ability to use full and unimpaired skills and judgment to safely execute your job.
  • Proficiency in reading, writing, and speaking English required.
  • When on the production floor, required to don personal protective equipment to include, but not limited to ear protection, gloves, eye protection and/or safety helmet.
  • When on the production floor, ability to observe, detect and respond to audible and visual machine malfunction warnings.
