Blue Peak Ventures is a founder-led, technology-enabled real estate investment company based in Charleston, South Carolina. We acquire and sell residential properties through complex off-market transactions involving title defects, probate, foreclosure, liens, litigation, heirship, difficult occupancy, and other issues that prevent a conventional sale.
In 2025, Blue Peak acquired properties across 13 states. In 2026, we deliberately concentrated our operations in South Carolina to build a stronger, repeatable operating model. Our goal is to establish the people, systems, technology, legal support, and field resources needed to execute complex transactions consistently before expanding into additional states.
We know how to identify and acquire opportunities. The next stage of growth is building the operational team and transaction capacity needed to handle more of them well.
Why This Opportunity Exists
We are building an integrated team around transaction execution. That team includes acquisitions, the Business Operations Manager, leadership, local field representatives and vendors, title and escrow partners, and dedicated independent counsel focused on real estate litigation. The Transaction Coordinator will sit at the center of that team.
This is Blue Peak’s first dedicated in-house Transaction Coordinator hire. You will have the opportunity to help establish how the function operates, improve the tools and processes used across active files, and create the standards that future Transaction Coordinators will follow.
The immediate priority is excellent execution. As transaction volume grows, a consistently strong performer may advance into a Senior or Lead Transaction Coordinator role, help hire and train additional coordinators, and eventually oversee the transaction function. Compensation will grow with sustained performance, transaction volume, expanded responsibility, and leadership contribution.
The Role
Once the acquisitions team has a signed agreement, you will own the operational path through acquisition, disposition, and file close-out. You will know where every active transaction stands, what is blocking it, what must happen next, who is responsible, and when an issue needs to be escalated.
This role involves complex off-market transactions requiring coordination across title, legal, closing, and property matters. You will identify the next steps, involve the right people, and follow through until each transaction is closed and the file is complete.
This is not a passive administrative position. We need someone who can take control of a file, make clear requests, push respectfully for answers, recommend next steps, and continue moving the transaction forward when the path is not immediately obvious.
Legal decisions and filings will remain with counsel. Pricing, offer acceptance, material financial commitments, and exceptions to approved deal terms will remain with leadership. Within those boundaries, you will be expected to exercise judgment and move routine work forward without waiting to be directed at every step.
What You Will Own

The strongest candidate will have hands-on experience in title, escrow, closing operations, investor transactions, foreclosure or default servicing, probate, real estate litigation support, or another environment involving complex real estate files.
Experience working directly with attorneys on title matters, foreclosure, probate, or real estate litigation is strongly preferred. South Carolina experience is an asset, but strong title, escrow, and closing experience from other states will also be considered.
You may currently work as a title processor or examiner, curative-title specialist, closing coordinator, escrow officer, foreclosure coordinator, real estate paralegal, investor Transaction Coordinator, or property operations coordinator. The exact title matters less than whether you have personally owned difficult files and driven them forward.

This role is unlikely to be a match if your experience has been limited to routine MLS administration and you have not personally worked through title, legal, lender, access, occupancy, or closing problems.
What Success Looks Like
Success means every active file is accurate, current, and actively managed. Deadlines and blockers are identified early, next actions and responsible parties are clear, follow-up is consistent, and risks are escalated before they become emergencies. Transactions are prepared properly for closing, financial and close-out information is accurate, and leadership can rely on the master schedule and pipeline reporting.
Performance will be assessed primarily on the quality and consistency of file control, communication, follow-through, closing readiness, reporting accuracy, and process improvement. Transaction outcomes will be considered in context, recognizing that attorneys, courts, lenders, sellers, buyers, occupants, and other external parties can affect timing.
