About the role 

The Capital Project Manager is responsible for the planning, supervision, and completion of community Capital and Renovation Projects from start to finish.


DEPARTMENT/REPORTING STRUCTURE

Operations/ Reporting to Senior Capital/Construction Project Manager

 

How you will be successful

  • Oversee unit renovation and interior upgrade programs for assigned properties, including project planning, scope development, budgeting, scheduling, contractor coordination, quality control, and final inspections to ensure timely delivery and adherence to company standards
  • Direct projects for assigned properties completing on time, within budget and meeting quality expectations
  • Coordinate projects with property management to include phasing, staging and site logistics
  • Establish a complete and detailed project schedule for each project including a thoroughly documented scope of work and budget in accordance with Mills’ cost accounting system.
  • Steer vital project activities such as design, construction, vendor information, equipment deliveries, etc.
  • Maintain ongoing communications with stakeholders regarding project timelines and progress to ensure needs & expectations are consistently exceeded; escalate any issues or concerns as needed
  • Review and make recommendations on planning and design issues
  • Maintain records to support projected cost of project
  • Facilitate approved change orders and assign sub jobs as required
  • Establish relationships with contractors and vendors to negotiate best contract pricing
  • Inspect and approve all projects at completion ensuring they are compliant with project scope, satisfy contract terms and meet applicable codes and standards
  • Coordinate billing to ensure bills are correctly accounted for and sent to the appropriate department or property through the PO process
  • Participate in property inspections with lenders, investors, and senior leadership; resolve issues as needed
  • Contribute to ongoing improvement of internal processes providing best practice recommendations
  • Abide by Mills policies and procedures and laws pertaining to Fair Housing, ADA, etc.

  • Projects completed on time
  • Budget Accuracy
  • Lender Required Repair work completed on time and accurately

What you need

  • Bachelor’s degree or ten years’ experience in related field
  • Minimum of five years’ experience managing projects preferably in the multifamily industry
  • Strong project management and organizational skills to effectively manage multiple projects simultaneously
  • Compelling communicator with strong negotiating, interpersonal, written and verbal communication skills
  • Strong knowledge of HVAC, electrical, plumbing, budgeting, and construction terms
  • Proven ability to maintain composure against obstacles; solving problems with keen insight
  • Strong financial background including budget development, cost control, and capital spending justification.
  • Working knowledge of contract laws, jobsite safety procedures, and purchasing practices
  • Adept at building relationships and working in a team environment with proven track record of sharing ideas, providing encouragement, building on other ideas, giving due appreciation and bringing out the best in others
