Investment & Development Analyst

Role Overview

The Investment & Development Analyst will report directly to the Senior Vice President of Investments and work closely with leaders across acquisitions, development, construction, asset management, and property management.

This role is designed for a highly analytical, entrepreneurial professional who wants broad exposure to the full lifecycle of real estate investments—from initial deal screening and acquisition through development, lease-up, stabilization, and disposition.

The ideal candidate is intellectually curious, self-motivated, detail-oriented, and comfortable taking ownership of projects with minimal oversight. We are not looking for someone who requires significant handholding or extensive training. We are looking for a professional who already possesses a strong real estate foundation and can quickly become a trusted contributor within a lean, high-performing team.

This role offers significant exposure to acquisitions, development, capital markets, and asset management. However, it is not intended as a short-term stepping stone. Successful candidates should expect to spend several years mastering the analyst role, developing deep expertise in underwriting, development, and investment execution before progressing into more senior acquisitions and development responsibilities.

Key Responsibilities

Acquisitions & Underwriting

     Evaluate acquisition and development opportunities across multifamily, build-to-rent, mixed-use, and residential product types

     Build and maintain sophisticated financial models, including development pro formas, partnership waterfalls, debt structures, sensitivity analyses, and return scenarios

     Perform market research, demographic analysis, competitive studies, rent surveys, and sales comparable analyses

     Analyze zoning, entitlement, infrastructure, environmental, political, and development risks associated with prospective investments

     Track capital markets trends, financing activity, and economic conditions impacting investment decisions

     Prepare investment committee memorandums, executive summaries, and presentation materials

     Support acquisition negotiations through financial analysis and scenario planning

Development & Due Diligence

     Assist in managing due diligence efforts across multiple active acquisitions and development projects

     Coordinate with attorneys, architects, engineers, consultants, municipalities, lenders, and equity partners

     Track project schedules, budgets, entitlement milestones, and key development deliverables

     Support project feasibility analysis and business plan development throughout the development process

     Assist with debt and equity capitalization efforts, including lender submissions and investor presentations

     Help identify risks, opportunities, and value-engineering initiatives throughout the development lifecycle

Asset Management & Portfolio Analytics

     Support quarterly asset reviews and portfolio performance reporting

     Analyze property operating performance relative to underwriting assumptions and approved business plans

     Assist with hold/sell/refinance analyses and strategic asset-level decision-making

     Evaluate lease-up velocity, rent performance, occupancy trends, and operating expenses

     Support investor reporting and portfolio performance presentations

     Work with asset management and property management teams to identify opportunities for operational improvement and value creation

Strategic Initiatives

     Assist senior leadership with high-priority strategic projects across the organization

     Build reporting tools, dashboards, and analytical processes that improve decision making

     Develop and maintain relationships with brokers, lenders, consultants, investors, and industry professionals

     Contribute ideas that strengthen TPC's investment platform, development processes, and overall business operations

What Success Looks Like

Within your first year, you will:

     Underwrite and evaluate a significant volume of acquisition and development opportunities

     Become a trusted contributor to active acquisitions, developments, and capitalization efforts

     Lead portions of the due diligence process with limited oversight

     Produce investment committee materials that support executive decision-making

     Develop a deep understanding of TPC's investment philosophy, development process, and operating platform

     Build strong working relationships across acquisitions, development, construction, asset management, and property management teams

     Demonstrate the ability to manage multiple projects simultaneously while maintaining a high degree of accuracy and accountability


Qualifications & Skills

Required

     Bachelor's degree in Finance, Real Estate, Economics, Accounting, Engineering, or a related field

     3–6 years of experience in real estate acquisitions, development, investments, capital markets, asset management, investment sales, lending, or related disciplines

     Strong financial modeling skills including development underwriting, partnership waterfalls, debt analysis, and sensitivity modeling

     Experience evaluating commercial real estate investments and development opportunities

     Advanced proficiency in Microsoft Excel and PowerPoint

     Strong written, verbal, and presentation skills

     Ability to manage multiple priorities in a fast-paced entrepreneurial environment

     Exceptional analytical, organizational, and problem-solving abilities

     Strong attention to detail and personal accountability

Preferred

     Multifamily, build-to-rent, mixed-use, or residential development experience

     Exposure to institutional equity, debt placement, capital markets, or development execution

     Experience participating in acquisition due diligence and transaction execution

     Knowledge of construction, entitlement, or development processes
