About the role

We are hiring a Director of Home Sales to own the sales and sellout function within our single-family homes vertical, carrying absorption, price realization, and closing targets across all active communities. Our approach is set project by project, with some communities sold through outside listing brokers and others in-house. Over time, this role builds the in-house sales capability.

Reporting to the VP of Development, the Director of Home Sales will partner closely with Marketing, Project Management, and Finance to ensure each community achieves the absorption pace and margin assumed in its underwriting.

1. Sales & Sellout Execution

  • Own absorption and closing targets across all communities against underwritten pace
  • Recommend the sales approach for each project, in-house or brokered, and build the in-house capability as volume supports it
  • Act as the selling agent on in-house projects, including buyer tours, negotiation, and contract execution
  • Manage release strategy and sequencing, working with Project Management to align sales timing with delivery milestones

2. Pricing & Market Intelligence

  • Recommend list pricing, price adjustments, and incentives, with final authority retained by the VP of Development
  • Maintain a current view of comparables, competitor absorption, and incentives by market
  • Provide pricing and absorption evidence to support land underwriting
  • Own the voice of the customer feedback loop and provide product feedback, options, preferences for future products and developments 

3. Broker Channel & Partnerships

  • Select, negotiate, and manage outside listing brokerages against in-house standards
  • Build and maintain the co-op broker network in each market
  • Manage buyer-side compensation and commission load against the proforma budget

4. Community Launch & Marketing

  • Manage community launches, including model home strategy, broker preview, and public opening
  • Manage model home staging strategy and local design preferences 
  • Partner with Marketing on demand generation and sales collateral, and manage the buyer experience from initial tour through move-in

5. Transaction Management & Reporting

  • Manage contracts through closing against construction and occupancy milestones
  • Maintain disclosure compliance, including DRE public report requirements
  • Report on pipeline, contracts, and closings, with variance analysis against underwriting
  • Recruit and manage sales resources as the function grows

Qualifications
Required

  • 7+ years in new home sales, residential development, or high-end residential brokerage
  • Track record closing new construction homes above $1.5M in coastal California
  • Experience opening new communities rather than managing an established sales office
  • Active California DRE salesperson license
  • Working knowledge of California purchase contracts, disclosures, and escrow mechanics
  • Experience managing outside listing brokerages, and judgment on when to sell in-house
  • Ability to read a project proforma and articulate the margin impact of pricing decisions

Preferred

  • Existing broker relationships in the Peninsula, South Bay, or Los Angeles markets
  • Experience selling design-forward small lot sub-division in California
  • Comfort in a fast-paced, venture-backed environment managing multiple priorities


Compensation

Base Salary: Dependent on experience

  • + Eligible for an annual performance bonus

Equity: Meaningful equity grant commensurate with experience and seniority
