Lead a Team and Make a Visible Impact

We are looking for an experienced, hands-on Maintenance Supervisor to lead maintenance operations at two South Bend apartment communities.

This is an opportunity for someone who enjoys solving problems, developing employees, improving property conditions, and creating maintenance systems that work. You will lead the daily maintenance operation while also working alongside your team when additional support is needed.

The right person will be dependable, calm under pressure, technically knowledgeable, and comfortable leading an active residential maintenance operation. You should be able to set priorities, hold the team accountable, communicate clearly, and treat residents and coworkers with respect.

What You'll Be Responsible For

  • Lead, schedule, train, and support the maintenance team while setting clear daily priorities
  • Oversee and assist with service requests, apartment turns, inspections, preventative maintenance, and seasonal property needs
  • Troubleshoot and complete HVAC, plumbing, electrical, appliance, carpentry, and general building repairs
  • Partner with property management to address resident concerns, improve property conditions, and keep work moving
  • Coordinate vendors, supplies, tools, and project costs while staying within budget
  • Maintain accurate records and ensure work is completed safely and in line with company and regulatory requirements

What We're Looking For

You may be a strong fit if you:

  • Have at least three years of hands-on building, facilities, residential, commercial, or multifamily maintenance experience
  • Have experience leading, training, or directing maintenance employees
  • Can diagnose and complete common HVAC, plumbing, electrical, appliance, carpentry, and general repairs
  • Can organize a busy workload and clearly communicate changing priorities
  • Are comfortable working alongside your team rather than only directing the work
  • Can make sound decisions about what should be repaired internally and what should be assigned to a vendor
  • Hold employees accountable while maintaining a respectful and supportive leadership approach
  • Are comfortable using a phone, tablet, email, and electronic work order system
  • Have a valid driver’s license and an acceptable driving record
  • Can safely lift up to 50 pounds, climb ladders, and complete active physical work

EPA Section 608 Type II or Universal certification is required, or must be received within 90 days of employment. Experience with Yardi or another property management system is helpful, but not required. Multifamily experience is preferred, but we also welcome leaders with relevant experience in commercial facilities, hotels, hospitals, schools, manufacturing facilities, construction, residential service, or similar environments.

What You Can Expect From Us

  • Competitive compensation based on your leadership and technical experience
  • A consistent Monday–Friday daytime schedule
  • An on-call rotation shared across the maintenance team ($100 on-call stipend)
  • A maintenance team that you will have the opportunity to lead and develop
  • Support from the Property Manager and regional leadership
  • Access to outside vendors for appropriate specialized or larger repairs
  • Allowance for tools, equipment, and personal protective equipment
  • Uniforms, shoe allowance, phone stipend, and mileage reimbursement
  • Health benefits within 30-60 days
  • 3 weeks paid time off benefits, as well as paid holiday benefits
  • 401(k) with company contribution
  • Training, certification support, and opportunities for continued growth
  • The opportunity to improve operations and see the results of your leadership

What Success Looks Like

A successful Maintenance Supervisor will:

  • Build a reliable and accountable maintenance team
  • Improve work order response and completion times
  • Establish consistent preventative maintenance practices
  • Keep apartment turns organized and moving forward
  • Communicate effectively with residents and property management
  • Maintain safe, orderly, and well-supported maintenance operations
  • Help the properties make steady, visible progress

This role is a strong fit for a working leader who wants more than a title. You will have the opportunity to build a team, improve the communities, and make a meaningful difference for residents.
