The Assistant Property Manager (APM) plays a vital role in supporting the day-to-day operations and overall success of our properties. Working closely with the Property Manager, the APM ensures an exceptional living experience for residents by addressing concerns professionally, coordinating timely maintenance and inspections, and efficiently managing administrative tasks. With strong attention to detail and organizational skills, the APM contributes significantly to resident satisfaction, property upkeep, and operational excellence, helping to drive the property's financial performance and overall appeal.


Primary Responsibilities

1. Resident Relations & Service

  • Address and resolve resident questions, concerns, and complaints in a timely and professional manner.
  • Field service requests and ensure appropriate coordination with maintenance teams or vendors.
  • Support the Property Manager by reporting resident issues, property conditions, or service needs.

2. Maintenance & Inspections

  • Coordinate and follow up on routine maintenance and apartment turnover work.
  • Conduct move-in and move-out inspections with tenants.
  • Schedule and perform annual unit compliance inspections.
  • Maintain current knowledge of assigned properties and ensure conditions meet company standards.

3. Administrative Operations

  • Maintain organized and updated resident files, records, and documentation.
  • Assist with rent collections, budgets, tenant notices, and account tracking.
  • Coordinate with internal teams, vendors, and external partners on service needs and special projects.




Secondary Responsibilities

1. Operational Support

  • Assist with general office duties such as document preparation, filing, or correspondence.
  • Work collaboratively with team members to support ownership objectives and resident satisfaction.
  • Identify and communicate value-add opportunities to improve property performance or appeal.

2. Leasing & Compliance Coordination

  • May assist in the preparation or review of leasing documentation as needed.
  • Ensure adherence to regulatory and internal compliance requirements during inspections and turnovers.

3. Owner & Stakeholder Communication

  • Collaborate with property owners, vendors, and internal leadership on project updates or escalated issues.
  • Represent the company in a professional manner in all communications and activities.

4. Other

  • Other tasks as assigned on an as needed basis to help achieve goals of the DEPARTMENT
  • Other tasks as assigned and in coordination with other departments to achieve greater company goals and objectives.
