The Property Manager is responsible for the overall management and operational performance of a portfolio of high-quality assets within an assigned region. Responsibilities include managing tenant and vendor relationships, overseeing property operations and capital projects, preparing budgets and financial analyses, conducting site inspections, and ensuring a best-in-class tenant and ownership experience.


This role requires a proactive, detail-oriented professional with strong organizational, financial, and communication skills who can effectively manage multiple priorities while collaborating across internal and external stakeholders.


What You Will Do

Property Management:

  • Full ownership and day-to-day responsibility for an assigned portfolio of retail, industrial, and office assets across the southeast
  • Develop and maintain strong relationships with tenants, vendors, ownership groups, and internal teams
  • Negotiate, execute, and manage annual service contracts and vendor agreements
  • Conduct regular site visits and quarterly property inspections to evaluate asset condition, curb appeal, safety compliance, and operational performance while managing G&A expenses
  • Bid, review, recommend approval for, and oversee maintenance repairs and capital expenditure projects
  • Accurately review and approve invoices, payables, and project costs within approval authority limits
  • Review leases, REAs, OEA agreements, and governing documents to determine landlord and tenant responsibilities and shared cost structures
  • Manage tenant service requests, rent collection, roof leaks, after-hours emergencies, and work order completion in a timely and professional manner
  • Create scopes of work, track project progress, and ensure timely close-out of maintenance and capital projects
  • Oversee onboarding and transition of newly acquired properties into the portfolio
  • Assist with agreements, easements, utility coordination, and other third-party property-related requests


Financial:

  • Assist in the preparation and management of annual operating budgets, capital budgets, and financial forecasts
  • Review monthly financial reports, variance reports, rent collections, and operating expenses for assigned properties
  • Partner with Accounting to review CAM reconciliations, insurance allocations, tax recoveries, and tenant escrows
  • Monitor property financial performance
  • Provide recommendations for capital repair and replacement planning based on inspections, vendor proposals, and property conditions


Tenant Relations & Lease Administration:

  • Develop strong tenant relationships through regular communication and property visits
  • Conduct tenant interviews and property touchpoints to evaluate operational performance and tenant satisfaction
  • Administer and enforce lease provisions while coordinating with Asset Management as needed
  • Review lease abstracts, commencement letters, possession documentation, and tenant correspondence for accuracy
  • Collaborate with Leasing on tenant turnover, move-ins, expansions, renewals, and move-out coordination


Who You Are

  • 3+ years of commercial property management experience, preferably within retail, shopping center, industrial, or office assets
  • Experience overseeing multi-property portfolios and interacting directly with tenants and vendors
  • Bachelor’s degree preferred
  • Strong understanding of commercial leases, CAM reconciliations, budgeting, and property operations
  • Experience with Yardi and Microsoft Office
