Responsibilities

Revenue Management & Pricing Strategy

  • Set and adjust rental pricing by property, floor plan, unit type, and renovation level to balance occupancy, leasing velocity, and rent growth.
  • Lead renewal pricing and offer strategy, monitoring retention, lease expirations, exposure, and revenue impact.
  • Evaluate concessions and promotions and direct timely adjustments based on performance and market conditions.
  • Identify and implement ancillary revenue opportunities, including parking, laundry, technology fees, and other income streams.

Acquisitions & Asset Strategy

  • Partner with Asset Management and Operations on acquisition underwriting, market rent assumptions, pricing strategies, and Year 1 revenue plans.
  • Develop revenue strategies for new acquisitions, lease-ups, repositioning, and stabilization, including opportunities from unit renovations, amenity premiums, and ancillary income.
  • Proactively identify underperforming assets and develop actionable revenue improvement plans with property leadership.

Market Intelligence & Competitive Analysis

  • Oversee market surveys and competitive sets, including competitor outreach and property visits.
  • Analyze rent comparables, new supply, demand, employment trends, and submarket dynamics to inform portfolio pricing decisions.
  • Anticipate market shifts and communicate risks and opportunities with recommended actions.

Financial Analysis & Performance Reporting

  • Own revenue models, dashboards, forecasts, and recurring portfolio reporting, translating results into clear recommendations for leadership.
  • Monitor occupancy, effective rents, lease trade-outs, renewal conversion, concessions, leasing velocity, and revenue growth.
  • Lead weekly pricing and renewal meetings and partner with Asset Management on budget performance, forecasts, and business plans.

Technology, Process Improvement & Collaboration

  • Establish portfolio revenue management standards, reporting procedures, controls, and pricing best practices.
  • Coach Regional Managers and onsite teams on pricing execution and effective use of revenue management tools.
