About the role
The Pre-construction Project Manager will provide operational, technical, and administrative support to the Director of Pre-construction while serving as the day-to-day manager of assigned preconstruction projects. They are to coordinate the technical execution of projects from early due diligence through permitting, procurement, deployment handoff, and project closeout. They will serve as the primary liaison between Development, Design, Engineering, Utilities, Specialty Fabricators, Permitting Agencies, and Deployment to ensure projects are coordinated, constructible, and bid-ready.
What you'll do
- Coordinates project due diligence including topographic/property surveys, GPR scan-to-BIM, utility investigations, geotechnical services, existing conditions documentation, as-built verification, and constructability assessments.
- Coordinates Architects, Engineers, Utility Consultants, Specialty Fabricators, Surveyors, and other technical consultants throughout project development.
- Coordinates engineering deliverables and reviews drawing packages for completeness, constructability, and consistency between entitlement, permit, and construction documents.
- Prepares bid packages including project specifications, technical drawings, due diligence documentation, scopes of work, and supporting procurement documents.
- Supports the bidding process, responds to bidder questions, reviews Requests for Information (RFIs), assists with bid leveling, and supports contractor award recommendations.
- Coordinates and reviews shop drawings, product submittals, physical samples, mockups, and consultant deliverables for compliance with project requirements and design intent.
- Coordinates permitting activities, agency comments, utility company requirements, easement documentation, and jurisdictional approvals.
- Supports technical resolution of design conflicts, field conditions, constructability issues, and construction changes while maintaining project objectives and design intent.
- Coordinates project schedules, consultant deliverables, procurement milestones, and preconstruction activities to support overall project execution.
- Participates in recurring coordination meetings with internal stakeholders, property managers, landlords, municipalities, consultants, contractors, and utility representatives.
- Maintains project documentation including meeting minutes, decision logs, drawing logs, permitting status, consultant tracking, and document control.
- Coordinates IKE drawing documentation, due diligence packages, and asset-specific technical documentation.
- Supports project budgeting, cost tracking, change management, consultant contracts, purchase orders, invoicing, and financial reporting.
- Assists with project turnover to Deployment by ensuring drawings, permits, procurement documentation, consultant deliverables, and technical information are complete and organized for construction execution.
Qualifications
- Bachelor's degree in Construction Management, Architecture, Engineering, Project Management, Business Administration, or related field preferred.
- An equivalent combination of education and relevant experience in commercial construction, design, or project management will be considered.
- 5–10 years of experience in construction project management, preconstruction, architecture, engineering, owner's representation, or design-build environments.
- Experience coordinating multiple consultants and stakeholders on commercial construction projects.
- Experience with permitting, utility coordination, procurement, or construction administration preferred.
- Experience working with specialty structures, signage, electrical infrastructure, or façade systems is a plus.
- Excellent written and verbal communication skills.
- Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook) and project management software.
- Proficient in AutoCAD, Revit, Rhino, and Bluebeam.
- Detail-oriented with the ability to prioritize tasks and meet deadlines.
- Strong problem-solving skills and the ability to work independently and as part of a team.
- Knowledge of construction terminology and processes.
