About the role

This posting is part of ICON's ongoing talent pool initiative. We are gathering interest from experienced condominium management professionals who would like to be considered for future Property Manager opportunities in downtown Toronto and Mississauga.


While we are not hiring for a current vacancy, upcoming openings are expected across our portfolio. Candidates who meet the qualifications will be contacted when suitable opportunities arise.


Property Managers at ICON are the on-site leaders responsible for the day-to-day management of a single residential condominium corporation. They act as the primary point of coordination between the board of directors, residents, contractors, and ICON’s internal departments. The role includes operational oversight, financial management, compliance, maintenance planning, staff supervision, and providing professional recommendations to support informed board decision-making.

What you'll do

Responsibilities for this position include, but are not limited to:

Client Relations

  • Serve as the primary on-site contact for residents and resolve inquiries in a timely and professional manner.
  • Support the board of directors by preparing meeting packages, attending board and committee meetings, and providing operational updates.
  • Promote positive working relationships among board members, residents, contractors, and site staff.
  • Ensure compliance with the corporation’s Declaration, Bylaws, and Rules

Financial Management

  • Prepare, implement, and monitor operating and reserve fund budgets.
  • Review expenditures and ensure alignment with the board-approved financial plan.
  • Code invoices, manage cash flow, track arrears, and support year-end audits.
  • Ensure accurate documentation and compliance with internal controls and legislative requirements

Building Operations

  • Conduct regular inspections and ensure the cleanliness, safety, and security of the property.
  • Monitor contractor performance, address service deficiencies, and oversee building systems.
  • Develop and execute annual maintenance plans and manage emergency procedures.

Team Management

  • Lead, mentor, and support on-site employees while fostering a positive team culture.
  • Address staff issues professionally and conduct performance reviews as required.
  • Participate in recruitment, training, and succession planning for site teams

Contract & Administrative Management

  • Prepare tender documents, review specifications, and support board decision-making on contracts.
  • Manage insurance renewals, claims, and vendor relationships.
  • Maintain corporation records, prepare AGM and owner meeting notices, and ensure compliance with all administrative requirements.
  • Provide relief coverage at other ICON sites as needed.

Compliance & Regulatory Oversight

  • Ensure adherence to the Condominium Act, CMRAO regulations, Ontario Fire Code, municipal bylaws, AODA, and the Occupational Health and Safety Act.
  • Maintain required records and ensure proper submissions to the Condominium Authority of Ontario (CAO).
  • Stay informed about legislative updates and provide guidance to boards and site staff.

Knowledge, Skills, Abilities

We are looking for candidates who have:

  • A General License in good standing with the CMRAO
  • 3-5 years experience managing residential condominium communities. Experience overseeing new condominium developments from interim occupancy to registration considered an asset.
  • Strong knowledge of the Condominium Act, Condominium Management Services Act, CMRAO requirements, and corporation governing documents.
  • Strong understanding of the Tarion Warranty Program considered an asset.
  • Strong communication and interpersonal skills, with the ability to navigate complex resident issues.
  • Demonstrated ability to manage budgets, oversee maintenance programs, and coordinate contractors.
  • Proficiency in Microsoft Office and experience with condominium management software.
  • Strong organizational skills, time management abilities, and attention to detail.
  • Knowledge of building systems, maintenance planning, and energy efficiency considerations.
  • The ability to work independently and collaboratively in a fast-paced environment.
  • Availability to respond to after-hours emergencies and attend evening meetings as required.

The pay range for this role is:

85,000 - 95,000 CAD per year (Toronto, Canada)
