ROLE DESCRIPTION


The Acquisitions Manager is responsible for leading a high-performing team of Senior Property Acquisitions Analysts (SPAAs) to deliver outstanding client outcomes, consistent purchase volumes, and strong negotiation standards. Sitting between tactical execution and strategic leadership, this role blends people management, acquisition expertise, and cross-functional coordination. You’ll be accountable for team development, acquisition output, and elevating standards of due diligence, negotiation, and agent relationship building across your state. This is a delivery-oriented role requiring deep property investment knowledge, structured management systems, and coaching ability. The role reports to the Head of Acquisitions and plays a pivotal part in fulfilling our commitments to our clients, our staff, and our organisation.

KEY RESPONSIBILITIES

Team Leadership and Performance

  • Lead and manage a team of seven SPAAs across your assigned state.
  • Conduct weekly 1:1s and monthly performance reviews with each team member.
  • Build a high-performance culture through ongoing coaching, mentoring, and accountability frameworks.
  • Ensure recruitment, onboarding, and training of new SPAAs are seamless and aligned with company standards.

Purchase Delivery & Execution Oversight

  • Ensure state-based purchase targets are consistently met or exceeded.
  • Oversee due diligence, valuation, cash flow assessments, and brief alignment checks on all deals presented.
  • Intervene in complex negotiations or escalated agent scenarios to drive outcomes.
  • Ensure a minimum quality benchmark is met on all acquisitions before proceeding to briefing or settlement.

Process Management and Risk Mitigation

  • Uphold and enforce all InvestorKit acquisition systems, frameworks, and quality assurance checkpoints.
  • Identify and eliminate performance bottlenecks, data inconsistencies, and due diligence risks.
  • Support national rollouts of process improvement initiatives, system upgrades, or market strategy pivots.

Strategic Collaboration

  • Collaborate with the Head of Acquisitions to shape state-level strategies and purchasing tactics.
  • Work closely with Strategy and Research teams to ensure alignment between brief setting and acquisitions.
  • Maintain agent and developer relationships to support scalable sourcing of pre- and off-market opportunities.

Client Experience and Cross-Team Alignment

  • Proactively coordinate with Strategists, Settlement Coordinators, and leadership to support a seamless client journey.
  • Ensure client confidence, risk communication, and milestone management remain proactive and transparent.

The following Key Performance Indicators apply to your role for the 2025 financial year. These KPIS are reviewed regularly and may be adjusted at the discretion of senior leadership to reflect changes in business needs, performance, market conditions, or divisional capacity.

100% completion rate, tracked in coaching records and reinforced with action plans

Call/Deal Reviews

Quality audits and reviews across negotiation, due diligence, and settlement

Minimum 1 per SPAA per week, with documented feedback and training adjustments

Refunds & Incident Costs

Cost impact from refunds, repair issues or speed to purchase quality

Minimise and mitigate costs incurred to business as set by the SLT

Review Quality

Ensure a high service culture through the collecting and maintaining of our online review scores

Maintain a 4.9 / 5 star rating on Google, minimum of 15 clients leave a review per month.

System Adherence

Compliance with acquisition processes, due diligence and documentation

Minimise compliance issues across settlement and acquisitions on critical workflows

Onboarding Performance

Speed to competency of new hires

New hires to be client ready at the 4 week mark. Measured by post training capability assessment and call audits.

Team Underperformance

Proportion of team below minimum monthly target

No more than 25% of team below any KPI for more than 2 consecutive months
