Ironhorn Enterprises is a fast-growing real estate investment and operations firm specializing in industrial and logistics assets. As a warehouse owner and operator, Ironhorn leases space to third-party logistics (3PL) providers. We are seeking a skilled 3PL Manager to identify, onboard, and oversee 3PL tenants leasing our warehouse facilities, ensuring their operations align with our property standards and business goals.
Job Summary
- The 3PL Manager will be responsible for managing relationships with 3PL tenants leasing space in Ironhorn’s warehouses. This includes identifying qualified 3PL providers, supporting lease negotiations, and overseeing ongoing logistics operations to ensure efficient, compliant, and profitable use of our real estate assets. This role requires a strategic leader who understands both logistics operations and real estate asset management.
- Experience identifying 3PL opportunities and leading the bidding or RFP process for 3PL contracts is highly desired, as this role plays a key part in optimizing our tenant mix and unlocking operational value within our logistics network.
Key Responsibilities
- Identify and evaluate potential 3PL providers interested in leasing warehouse space
- Collaborate with Leasing and Asset Management teams during tenant onboarding and lease negotiations
- Oversee the operations of 3PL tenants to ensure compliance with lease terms, facility rules, and operational standards
- Develop and monitor KPIs related to tenant performance, operational efficiency, and customer service
- Serve as primary point of contact between Ironhorn and 3PL tenants, addressing operational issues and facilitating communication
- Conduct regular site visits and audits to assess tenant compliance, safety, and facility upkeep
- Analyze tenant logistics operations to identify opportunities for operational improvements and cost efficiencies
- Coordinate with internal departments including Property Management, Construction, and Finance to support tenant needs and property goals
- Stay current on logistics industry trends, regulations, and technologies impacting warehouse operations
Qualifications
- 5+ years experience managing 3PL relationships, logistics operations, or industrial real estate asset management
- Proven ability to identify and secure 3PL partnerships, including experience with RFP/bid processes for 3PL contracts
- Strong understanding of 3PL operational requirements and warehouse facility management
- Excellent negotiation, communication, and problem-solving skills
- Experience with logistics and property management software a plus
- Ability to perform site visits and occasional travel within the portfolio
- Bachelor’s degree in Supply Chain, Logistics, Business, Real Estate, or related field preferred but not required

The pay range for this role is:
75,000 - 150,000 USD per year (Ironhorn Enterprises HQ)
