Job Summary
- The Director of Industrial Property Underwriting – Industrial Real Estate at Ironhorn Enterprises is responsible for evaluating and assessing industrial real estate opportunities to support acquisition and portfolio management strategies. This position focuses on property-level analysis, including lease review, market research, and physical condition assessments, to determine the viability and value of potential investments.
The ideal candidate will have a strong background in property underwriting with an emphasis on industrial assets, a detail-oriented mindset, and the ability to deliver insightful recommendations that align with Ironhorn’s strategic objectives.
Key Responsibilities
- Negotiate Price Reductions: Lead strategic discussions with property sellers and brokers to secure favorable price adjustments based on thorough underwriting insights, due diligence findings, and market conditions. Leverage negotiation expertise to identify and articulate key value drivers, mitigate risks, and align purchase terms with Ironhorn’s financial and strategic objectives. Ensure all negotiated outcomes support the company’s investment criteria and deliver maximum value.
- Property Evaluation: Analyze potential industrial property acquisitions by reviewing leases, tenant creditworthiness, property operations, and historical financial performance.
- Market Analysis: Conduct research on industrial property trends, regional and local market dynamics, and comparable properties to inform underwriting assumptions.
- Physical Assessments: Collaborate with third-party inspectors and internal teams to evaluate the physical condition of properties, identifying potential capital expenditure needs and risks.
- Tenant and Lease Analysis: Assess tenant strength, lease terms, and rent roll stability to ensure alignment with Ironhorn’s investment criteria.
- Due Diligence: Perform comprehensive underwriting due diligence, including reviewing property financials, tenant leases, market comparables, and physical property conditions.
- Risk Assessment: Evaluate property-level and market-level risks, proposing strategies to mitigate exposure while achieving investment objectives.
- Underwriting Reports: Prepare comprehensive underwriting packages that outline key findings, risks, and opportunities for leadership review.
- Collaboration: Work closely with the Acquisitions, Property Management, and Operations teams to ensure underwriting inputs reflect operational realities and market conditions.
- Portfolio Support: Assist in analyzing existing properties within the portfolio to identify opportunities for revenue growth, cost optimization, or asset repositioning.
- Compliance: Ensure underwriting practices comply with internal guidelines and industry standards.
Qualifications
- Demonstrated experience in deal structuring and negotiation with a track record of closing successful transactions.
- Bachelor’s degree in Real Estate, Business, or a related field preferred.
- 3+ years of experience in property underwriting, with a focus on industrial properties preferred.
- Strong knowledge of industrial property characteristics, including lease structures, tenant requirements, and market dynamics.
- Proficiency in real estate software and tools (e.g., CoStar, Yardi, or similar platforms).
- Exceptional attention to detail and ability to synthesize complex data into actionable insights.
- Strong communication and interpersonal skills to effectively convey underwriting results.
- Self-motivated, with the ability to manage multiple priorities in a dynamic environment.
