Co-Living Maintenance Coordinator

Key Responsibilities

Maintenance Coordination

  • Review work orders daily
  • Respond to maintenance requests and manage the ticketing system
  • Provide basic troubleshooting to address issues promptly
  • Communicate progress and scheduling to residents, answer questions
  • Schedule and oversee vendor visits for maintenance and repairs
  • Achieve work order completion time goals
  • Monitor vendor performance to ensure high-quality service
  • Order parts and supplies as needed
  • Collect and track invoices for completed work
  • Consistently and accurately bill for repair supplies and work completed
  • Participate in emergency after-hours maintenance triage rotation

Turnover Oversight

  • Manage the move-out/turnover/move-in process for the portfolio
  • Schedule turnover vendors to complete make-ready work for incoming move-ins
  • Ensure all turnover work is completed on-time and to standard
  • Forecast turnover numbers for the busy season, connect with vendors ahead of time to plan for the increased volume
  • In the case of resident damage, facilitate the collection of move-out charges
  • Build relationships with turnover vendors

On-Site Property Tasks

  • Visit properties within the DC area for tasks and assistance as necessary
  • Conduct on-site duties such as picking up/dropping off items, meeting with vendors, assisting residents
  • Conduct property inspections as needed
  • Complete basic work orders such as changing fridge filters, air filters, replacing batteries in smoke detectors, access issues, etc.
  • Foster vendor relationships and build a vendor roster

The pay range for this role is:

25 - 30 USD per hour (Washington, DC)
