Location: 87 Florida Ave Office and our portfolio properties

Office Hours: 9AM-6PM, M-F


Position Objective    
   

The Nest DC Co-Living Leasing Specialist, driven by a commitment to excellence, strives to maximize property occupancy and elevate client satisfaction through expertly managing the leasing and turnover processes. This position will take ownership of in-person and virtual showings, lease negotiations, lease execution, and successful move-ins with the ultimate goal of happy new residents and impressed owners. They will commit to exceptional customer service while prioritizing Fair Housing practices and Nest DC property management standards. Through data-driven insights and proactive networking, they seek to forge strong partnerships, cultivate a robust resident pipeline, and contribute to the organizational growth and reputation of the Co-Living Department.


As such, the following will be core responsibilities:                 


Manage Marketing + Leasing Process

  • Support a goal of 90%+ occupancy at assigned buildings through leasing activity
    • This includes prospect outreach, effective tours, prompt application processing, and lease execution
  • Monitor online listings to optimize potential renter interest and minimize building vacancy, communicate with the Community Management team for improvements and updating availability
  • Balance client’s priorities for rental rate and lease terms, negotiating with prospects as necessary
  • Collect important property information and have strong knowledge of buildings and room specifics. Be comfortable answering questions and cross-selling between buildings when appropriate, both in person and on the phone
  • Utilize the provided tools and best practices to schedule and conduct showings for properties
  • Dress in business-casual attire for showings and when in the office
  • Have a plan for each building and troubleshoot listings that are not leasing within expectations
  • Explain the application process and requirements to prospects clearly, work with them to complete applications
  • Process applications on the same day, or within no more than 1 business day
  • Keep the application dashboard updated, approving, denying or closing out applications in a timely manner and within the guidelines
  • Accurately offer, monitor, and execute leases to prospects, ensuring correct terms, addenda, and attachments. Cancel offers that are past the deadline.
  • Track executed leases and be able to report trends and statistics back to the team
  • Complete weekly KPI reports on time and accurately
  • Network & form partnerships with potential lead funnels to build a pipeline of prospective residents
  • Work with the Nest DC social media team to take marketing videos and content for website, marketing, and social media.
  • Utilize client feedback and team tasks to analyze processes and systems, identifying improvements or changes that can be made internally
  • Maintain practices in line with Fair Housing laws


Manage Move-in Process  

  • Ensure that rooms are cleaned and move-in ready on schedule, collaborating with the Maintenance and Cleaning teams
  • Conduct regular inspections of units and bedrooms to maintain high aesthetic standards
  • Communicate to the Maintenance team any items that need to be addressed building-wide
  • Upon lease execution, send move-in steps and information to the Future Resident
  • Ensure that the first month’s rent and move-in fee are paid within the required time frame and in full
  • Manage the remote access control system, assist Future Resident with troubleshooting as needed
  • Collect and verify the renter’s insurance from the Future Tenant
  • Schedule, plan, and coordinate move-in with Future Residents, answering any questions about the building and process
  • Be available on an emergency basis for any issues with weekend/off-hour move-ins
  • Resolve any move-in issues with incoming tenants the same day
  • Connect with new residents within two business days of their move-in to ensure satisfaction, and resolve any issues in coordination with the Community Manager


Community Building + Resident Relations

  • Improve and maintain the experience & reputation of the building among residents- be a friendly face to current residents in addition to prospective residents
  • Ask for online reviews from happy residents. Goal of 4+ stars for Nest DC and at each assigned building.
  • Ensure all Appfolio pages are accurate
  • Always be representing Co-Living and Nest DC well - you never know who will provide referrals!

Co-Living Division Processes:

  • Network with vendors, partners, and other Co-Living interested parties
  • Execute proper billing and accurate administrative work, show attention to detail
  • Build property management knowledge to support active management of the buildings
  • Innovate current systems and processes with the lens of better customer experiences and efficiency

Qualifications

  • Prior leasing experience preferred
  • Four-year degree preferred
  • Must provide own transportation


Position Requirements

  • Travel to and access portfolio properties
  • Ability to transport items up to 20 pounds
  • Ability to climb stairs
  • Ability to operate a computer and other office machinery such as a calculator, copy machine, and printer
  • Ability to communicate information and ideas so others will understand

The pay range for this role is:

23 - 26 USD per hour (Washington, DC)
