Funding Officer, Commercial Mortgages

About The Role:

We are looking for a motivated self-starter to join our Toronto team as a Senior Funding Officer, Commercial Mortgages. Reporting to the Team Lead, Commercial Funding, you will manage an extensive portfolio of commercial, multi-family residential, and industrial properties across Canada. You will leverage your detail-oriented focus, sound decision-making, and coordination skills to review commitment letters and coordinate the funding of mortgages originated through our national broker network.


The Commercial Funding team currently maintains a hybrid schedule, working in the office three days a week. Our address is 18 York Street, Suite 1500 Toronto, ON M5J 2T8


In This Role You Will:

  • Coordinate loan closing by instructing the solicitor and external property insurance consultant, ensuring all requirements are met, including commitment changes being addressed and deposits are received.
  • Liaise with solicitors, originators, and CMLS Credit Risk Management to ensure all supporting documents and funding conditions are received and satisfied prior to advancing funds.
  • Review corporate structure and documentation to ensure compliance with FINTRAC legislation.
  • Coordinate closings with investors (CMLS has multiple), ensuring all investor requirements are met and investor approvals are received.
  • Coordinate the locking of the interest rate, ensuring all pre-rate lock conditions are satisfied and investor requirements regarding the timing of the rate lock are met.
  • Calculate interest adjustments, tax holdbacks, and monthly tax components.
  • Arrange advance approval by senior management prior to requesting funds from the investor and instructing legal counsel regarding the advance.
  • Ensure accurate information is provided to the CMLS servicing department for the setup of all loan details in the commercial loans management system.
  • Ensure compliance with policies and procedures, including legal, ethical, and regulatory requirements.

Qualifications:

  • You have experience in the commercial mortgage industry, preferably in mortgage funding.
  • You have completed either an undergraduate degree or other post-secondary education.
  • You are detail-oriented.
  • You possess strong organizational skills.
  • You take ownership of your work and demonstrate a high degree of accountability and commitment at all times.
  • You have excellent communication skills, both written and verbal, and are able to work well independently as well as within a team environment.
  • You are able to multi-task and adapt to a variety of responsibilities.
  • You are results-driven.
