Position Description

The Maintenance Technician is responsible for performing routine and emergency maintenance, preventive maintenance, unit turns, and property repairs across Jubilee Housing's portfolio, and is well suited to someone who is dependable, organized, and understands the importance of safety, quality, timely response, accurate documentation, and strong resident relationships.


Specific Duties

  • Perform maintenance in accordance with Jubilee Housing standards and applicable building, safety, and HUD/NSPIRE physical-condition requirements.
  • Complete assigned unit-turn work within established make-ready schedules and promptly communicate conditions that may delay completion.
  • Complete assigned preventive maintenance inspections and tasks according to the established preventive maintenance schedule and document completion in the property management system.
  • Maintain a clean, safe, and hazard-free community environment.
  • Perform routine troubleshooting and repairs within the employee's training, experience, and authorization, and promptly escalate work requiring specialized expertise, licensing, equipment, or vendor support.
  • Electrical: troubleshoot and repair wiring, fixtures, outlets, and circuits.
  • Plumbing: repair pipes and fixtures, and clear drain clogs.
  • HVAC: assist with maintenance, repair, and replacement of heating and cooling systems.
  • Appliances: diagnose and repair major appliances.
  • Carpentry: repair stairs, railings, cabinets, doors, and fencing.
  • General Building: maintain roofing, gutters, flooring, drywall, painting, and interior/exterior lighting.
  • Safety and Compliance: maintain door locks, smoke detectors, gas fixtures, and security systems (where applicable).
  • Assist with pre-NSPIRE/REAC inspections and remediation of identified deficiencies.
  • Complete work orders using the property management work order system, ensuring timely and accurate documentation of work performed.
  • Participate in the rotating after-hours emergency maintenance schedule, remain reachable while on call, and respond to dispatched emergencies in accordance with Jubilee Housing's established emergency response procedures and response-time requirements.
  • Assist with grounds, snow removal, trash/debris removal, and other property upkeep as operational needs require.
  • Communicate professionally with residents regarding maintenance concerns, work performed, necessary follow-up, and anticipated next steps.
  • Maintain accurate records of work performed, materials used, and time spent on each job.
  • Perform work in occupied apartments in a respectful and professional manner, protecting resident belongings, maintaining appropriate boundaries, and leaving work areas clean and secure.
  • Maintain appropriate control and security of property keys, access devices, resident unit keys, tools, and other assigned Jubilee Housing property in accordance with established procedures.
  • Promptly report accidents, injuries, property damage, safety hazards, security concerns, and other significant incidents in accordance with Jubilee Housing's incident-reporting procedures.
  • Travel between Jubilee Housing properties and other work locations as assigned throughout the workday.
  • Other duties as assigned.


Desired Qualifications

  • High school diploma or GED preferred; trade certifications, training, or vocational diplomas a plus.
  • Minimum of one to two years of experience in property maintenance, facilities maintenance, or a related trade.
  • Experience in multifamily or affordable housing, including HUD-regulated housing, preferred.
  • Working knowledge of plumbing, electrical, HVAC, carpentry, and general building systems.
  • Strong customer-service skills and ability to work effectively with diverse resident populations.
  • HVAC or EPA certification (Type I & II or Universal) a plus.
  • Valid driver's license with reliable, consistent transportation, including for after-hours emergencies.
  • Ability to work independently with minimal supervision, and to complete work professionally and in a timely manner.
  • Basic computer and mobile-device skills and ability to use property management, work-order, and inspection software.
  • Ability to lift up to 50 pounds, climb ladders, and work indoors and outdoors in varying weather conditions.
  • Availability to participate in a rotating on-call schedule for after-hours emergencies, including evenings, weekends, and holidays.
  • English-Spanish bilingual a plus, but not required.
