Floating Maintenance Technician

Position Overview

The Floating Maintenance Technician provides maintenance support across four multifamily properties in the Orlando, FL area. Working under the direction of the Maintenance Supervisors and/or Community Managers, this role completes resident work orders, prepares apartments for move-in, performs preventive maintenance, and helps maintain safe, clean, and attractive communities.


This position requires regular travel between the four properties, flexibility to adjust to changing priorities, and the ability to work independently while delivering professional customer service.


Essential Duties and Responsibilities

  • Perform general maintenance and repairs involving electrical systems, plumbing, appliances, flooring, carpentry, HVAC, and grounds, within applicable licensing and certification requirements.
  • Complete carpentry repairs, including drywall, countertops, cabinets, windows, doors, locks, and ceramic tile.
  • Assist with apartment turnover and make-ready work to prepare homes for new residents.
  • Perform preventive maintenance on building exteriors, lighting, irrigation systems, pools, golf carts, and other property equipment within the scope of training and authorization.
  • Complete work orders promptly and accurately, documenting work performed, materials used, and any outstanding issues.
  • Coordinate with property teams to prioritize resident requests, apartment turnovers, and maintenance needs across all four communities.
  • Inspect grounds, buildings, and common areas to identify safety concerns and items requiring maintenance, repair, or replacement.
  • Communicate maintenance issues, supply needs, and work order status to the appropriate Maintenance Supervisor or Community Manager.
  • Assist with property emergencies, including hurricanes, severe storms, fires, flooding, and other urgent maintenance needs.
  • Participate in scheduled on-call and after-hours maintenance coverage, meeting established response times.
  • Follow company safety procedures and applicable requirements, including proper use of tools, equipment, and personal protective equipment.
  • Maintain high standards of cleanliness and curb appeal, leaving work areas clean and orderly.
  • Interact courteously and professionally with residents, prospective residents, vendors, and coworkers.
  • Maintain a professional appearance and comply with the company’s uniform policy.
  • Perform other duties as assigned.

  • Ability to read, write, and understand English.

  • Strong organizational and time-management skills, with the ability to manage assignments across multiple properties.
  • Ability to adapt to changing schedules, property needs, and maintenance priorities.
  • Ability to work independently and collaborate with different property teams.
  • General troubleshooting skills and the ability to perform basic mathematical calculations.
  • Ability to respond calmly and professionally to difficult situations.
  • Ability to maintain confidentiality.
  • Basic understanding of federal, state, and local Fair Housing requirements.
  • Compliance with company safety requirements and uniform policies.
  • Valid driver’s license and reliable transportation for regular travel between the four properties.

Education and Experience Required

  • High school diploma or equivalent.
  • At least one year of experience in multifamily maintenance, property management, or a directly related field.
  • General maintenance experience involving plumbing, electrical repairs, appliances, carpentry, and HVAC.
  • HVAC certification preferred.
  • Previous experience supporting multiple properties preferred.

Physical Demands and Work Environment

  • Ability to perform the essential functions of the position, with or without reasonable accommodation.
  • Ability to lift, push, and pull up to 100 pounds, using assistance or appropriate equipment as needed.
  • Ability to walk throughout properties on uneven surfaces and climb multiple flights of stairs.
  • Ability to sit, stand, reach, bend, and stoop for extended periods.
  • Ability to safely operate standard maintenance tools and equipment.
  • Ability to communicate effectively and visually inspect equipment and repair work.
  • Driving between properties is required; operating a golf cart on-site may also be required.
  • Ability to work with minimal to moderate supervision.
  • Exposure to outdoor heat, humidity, rain, wind, and other weather conditions.
  • Exposure to noise, vibrations, dust, and confined or restricted spaces.
