Asset Manager

Position Overview

Omninet Capital is seeking an experienced, commercially minded Asset Manager to drive financial performance and value creation across our multifamily portfolio. This role owns asset business plans, budgets, revenue strategy oversight, market intelligence, and actionable performance insights for both existing properties and new acquisitions.

Working closely with Acquisitions, Finance, Regional Managers, and onsite teams, the Asset Manager will lead asset strategy discussions, translate market and property-level data into decisions, and drive improvements in occupancy, rental revenue, net operating income (NOI), and long-term asset value.

Key Responsibilities

Asset Performance & Revenue Strategy

  • Own asset-level business plans for assigned properties, including annual operating budgets, capital plans, and NOI targets, and hold property leadership accountable to them.
  • Oversee rental pricing strategy by property, floor plan, unit type, and renovation level to balance occupancy, leasing velocity, and rent growth.
  • Monitor renewal and retention strategy, including lease expirations, exposure, and revenue impact.
  • Evaluate concessions and promotions and direct timely adjustments based on performance and market conditions.
  • Identify and implement ancillary revenue opportunities, including parking, laundry, technology fees, and other income streams.

Acquisitions & Asset Strategy

  • Partner with Acquisitions and Operations on underwriting, due diligence, market rent assumptions, and Year 1 business plans.
  • Develop asset strategies for new acquisitions, lease-ups, repositioning, and stabilization, including value-add renovation programs, amenity premiums, and ancillary income.
  • Proactively identify underperforming assets and develop actionable performance improvement plans with property leadership.

Market Intelligence & Competitive Analysis

  • Oversee market surveys and competitive sets, including competitor outreach and property visits.
  • Analyze rent comparables, new supply, demand, employment trends, and submarket dynamics to inform asset strategy and pricing decisions.
  • Anticipate market shifts and communicate risks and opportunities with recommended actions.

Financial Analysis & Performance Reporting

  • Own asset-level financial models, dashboards, forecasts, and recurring portfolio and investor reporting, translating results into clear recommendations for leadership.
  • Monitor occupancy, effective rents, lease trade-outs, renewal conversion, concessions, operating expenses, and NOI growth.
  • Lead monthly asset performance reviews and own budget variance analysis, reforecasts, capital expenditure prioritization, and hold/sell recommendations.

Technology, Process Improvement & Collaboration

  • Establish portfolio asset management standards, reporting procedures, controls, and best practices.
  • Coach Regional Managers and onsite teams on budget, pricing, and business plan execution.
  • Leverage AI, automation, and analytics to strengthen forecasting, streamline reporting, and improve decision-making.

Qualifications

  • 5–10 years of progressive experience in multifamily asset management, revenue management, acquisitions, or closely related real estate functions, including substantial hands-on responsibility for asset-level financial performance.
  • Demonstrated experience owning property budgets, business plans, and NOI performance across multiple multifamily assets.
  • Familiarity with multifamily revenue management platforms such as YieldStar/AIRM, LRO, or comparable systems preferred.
  • Strong knowledge of multifamily operations, leasing economics, occupancy management, concessions, renewal strategy, and capital planning.
  • Working knowledge of Yardi and EliseAI preferred; advanced Excel and financial modeling, including cash flow and return analysis, required. Experience with Power BI or similar tools preferred; SQL a plus.
  • Strong business judgment, executive communication, stakeholder influence, and the ability to coach property teams without direct reporting authority.
  • Experience supporting acquisitions, lease-ups, repositioning, or asset stabilization strongly preferred.
  • Comfort using AI and automation tools responsibly, including validating outputs and applying sound commercial judgment.
  • Ability to travel to properties up to 25% of the time.
