What's the Role
The Transaction Analyst Intern is a key member of the originations team for the summer. This role provides hands-on exposure to commercial real estate finance, including live deal analysis, underwriting support, and the proposal development process. The intern will work closely with the Originations team and gain insight into how transactions are evaluated, structured, and executed.
This is an ideal opportunity for rising seniors or recent graduates seeking a career in commercial real estate finance and/or sustainable finance, with the potential for a full-time Transaction Analyst role following graduation.
This is a full-time (40 hours/week) summer internship, typically running June through August, with flexibility on start date. The role is based in our downtown Milwaukee office 3–4 days per week (with 1-2 days at home working remote).
Key Responsibilities Include:
· Support PACE Equity originations by supporting market leaders with initial deal underwriting, analysis and capital structure.
· Assist in reviewing deal underwriting assumptions and proposed financial terms to ensure accuracy and logical consistency and compliance with PACE Equity and CPACE program criteria & requirements.
· Support the preparation of sales proposals, including contributing to financial analysis, term sheets, and commitment documentation.
· Build and analyze components of real estate financial models, including cash flow assumptions and basic underwriting inputs, while gaining exposure to more advanced modeling techniques.
· Assist with project coordination of regional sales proposal processes to support timely and high-quality delivery of materials.
· Develop working knowledge of CPACE financing program requirements across multiple states and support the team in maintaining internal program guidelines.
· Support Market Leaders with underwriting-related analysis and technology tools, including Salesforce, Microsoft Office 365, and proprietary proforma analysis software.
· Assist in tracking and analyzing sales pipeline data and preparing summary insights for the team.
· Other miscellaneous duties to support the Originations team and Market Leaders.
Qualifications and Education Requirements
· Rising senior or recent graduate pursuing a bachelor’s degree in finance, real estate, economics, or a related field.
· Strong interest in commercial real estate finance and/or sustainable finance.
· Foundational understanding of financial analysis and basic real estate concepts is preferred but not required.
· Proficiency in Microsoft Office, particularly Excel.
· Strong attention to detail, organization, and analytical thinking skills.
· Self-starter who is eager to learn and can work independently with guidance from the team.
