Position Summary:


The Senior Commercial Loan Closer serves as a key leader in the loan closing process, overseeing the preparation, coordination, and finalization of complex commercial and government-guaranteed loan transactions. This role ensures adherence to regulatory and agency requirements while facilitating cross-functional collaboration among lenders, legal teams, government agencies, and internal stakeholders. The ideal candidate brings deep expertise in loan documentation, funding logistics, and regulatory compliance, and is capable of identifying and resolving issues with minimal oversight.


Job Duties / Responsibilities:


Document Preparation & Regulatory Compliance

  • Lead the preparation, review, and execution of comprehensive loan packages, including detailed funding instructions and supporting documentation.
  • Ensure all documentation meets the requirements of lead lender approvals, government guaranteeing agency guidelines (e.g., USDA, SBA), and all applicable regulations.
  • Provide strategic oversight for document compliance and risk mitigation across complex, multi-party loan transactions.
  • Interpret and apply conditional commitments for USDA or other guaranteed loans to ensure compliance for LNG issuance.
  • Collaborate with Construction Servicing Manager to finalize documentation and budgets for construction loan closings.

Closing Process Oversight

  • Own the closing lifecycle by managing and updating the loan pipeline, closing calendar, and scheduling milestone meetings.
  • Act as the central point of coordination to keep legal counsel, lenders, title companies, and internal teams aligned throughout the closing process.
  • Validate and approve the “Clear to Close” form in coordination with the lead lender and relevant stakeholders.
  • Represent the organization as the lead closer in high-level client and partner closing calls.

Strategic Funding Coordination

  • Direct and coordinate all aspects of the funding process with lead lenders, participating lenders, attorneys, and title agents.
  • Partner with reporting teams to ensure good faith estimates are reconciled, and loan balances are accurate pre-closing.
  • Oversee receipt and validation of critical funding documentation, including payoff letters, wiring instructions, and settlement statements.
  • Reconcile settlement figures, ensuring alignment of loan proceeds with disbursements for attorneys, guaranty fees, lender fees, and third-party payoffs.

Issue Identification & Resolution

  • Proactively identify potential risks, delays, or documentation issues that could impact closing timelines.
  • Resolve issues independently where appropriate or escalate strategically for executive or legal intervention.
  • Ensure all parties are informed of resolution strategies and outcomes in real time.

File & Records Management

  • Provide guidance to financial analysts and officers on proper loan file structure and compliance with internal documentation standards.
  • Ensure finalized files are accurately transferred to the appropriate locations on the shared drive and meet audit-readiness standards.
  • Coordinate formal loan booking notifications to PHX Servicing in compliance with procedural guidelines.

Post-Closing Review & Compliance

  • Oversee the review of all post-closing documentation for accuracy and completeness.
  • Facilitate corrections and ensure timely delivery of post-closing items such as executed documents and final Loan Note Guarantees.
  • Identify trends or recurring issues and recommend process improvements to enhance closing quality and efficiency.

Additional Job Duties/Responsibilities

  • Maintain a work area that ensures the safety and confidentiality of all customer records and transactions.
  • Understand and comply with Bank Secrecy Act and Anti-Money Laundering Policies and Procedures as appropriate.
  • Confidently embody the values of CBT.
  • Represent Community Bankshares Inc and/or its subsidiaries in the community and at community events as appropriate. 
  • Perform all other duties as assigned.


Required Skills/Abilities:

  • Proven ability to lead complex transactions involving multiple parties.
  • Deep understanding of USDA, SBA, or other government loan programs and compliance standards


Education and Experience:

  • High School diploma or equivalent preferred.
  • Minimum 7+ years of experience in commercial or government-guaranteed loan closings

The pay range for this role is:

110,000 - 130,000 USD per year (Remote (United States))
