This isn't a standard technician role. As Maintenance Manager, you'll carry a full trade toolkit (HVAC, plumbing, electrical, carpentry) while also owning quality oversight, vendor coordination, project scoping, and resident relationships. You'll be on the tools one hour and in front of a contractor — or in a courtroom — the next. If you want ownership and autonomy, this is it.
WHAT YOU'LL DO
Hands-On Maintenance
- Perform residential repairs and maintenance across HVAC, plumbing, electrical, and carpentry
- Execute property turnovers — inspections, repairs, and light renovation between tenants
- Conduct move-in/out meetings, vacancy checks, wellness checks, and utility inspections
- Respond to emergency work orders and on-call requests
- Document all work using handheld technology (iOS)
Quality & Project Oversight
- Walk active projects daily — spot-check work quality, verify specs, and enforce SFR3 standards
- Serve as the final sign-off authority: no home is complete without your approval
- Scope and estimate turns and renovation projects with accuracy
- Manage and hold vendors accountable; flag underperformance and course-correct in the field
- Identify the difference between quality work and a 90-day workaround
Leadership & Communication
- Act as the eyes and ears of headquarters in your market
- Coach and motivate vendors and team members on standards and expectations
- Represent American Avenue professionally with residents, code enforcement, and in legal proceedings when required
- Keep residents informed throughout every work order — timelines, next steps, resolution
WHAT YOU BRING
- EPA Universal Certification required
- 5–10 years of hands-on experience across HVAC, plumbing, electrical, and carpentry
- Strong HVAC proficiency; advanced HVAC and plumbing skills strongly preferred
- Experience scoping and estimating renovation and turn projects
- Familiarity with building codes, EPA, and OSHA regulations
- Excellent communication — with residents, vendors, team members, and leadership
- Comfortable representing the company in formal or legal settings
- Own your tools; have a reliable truck or van
- Valid driver's license; must reside within reasonable distance of your assigned market
- Tech-savvy — comfortable using iOS apps for work orders, documentation, and routing
- Available for emergency on-call requests
