  • Financial & Portfolio Performance: Monitor rental income, operating expenses, maintenance costs, occupancy levels, and property budgets. Analyze portfolio performance, identify opportunities for cost optimization, and provide recommendations to improve profitability and asset value.
  • Property Inspections & Unit Turnovers: Oversee routine property inspections, move-in/move-out processes, damage assessments, security deposits, and unit turnovers, ensuring properties are maintained to established standards and vacancies are minimized.
  • Vendor & Contractor Management: Manage relationships with contractors, maintenance providers, suppliers, and service partners, including negotiating service agreements, monitoring performance, controlling costs, and ensuring timely, quality service delivery.
  • Regulatory Compliance & Risk Management: Ensure property operations, tenancy practices, maintenance activities, and lease administration comply with applicable legislation, including the BC Residential Tenancy Act, relevant building and safety regulations, municipal bylaws, and internal policies. Proactively identify and mitigate property-related risks.
  • Stakeholder Relationship Management: Act as a key point of contact for property owners, realtors, municipalities, contractors, and other stakeholders, ensuring effective communication, timely issue resolution, and alignment with portfolio objectives.
  • Portfolio Reporting & Performance Analysis: Track and report on occupancy, rental performance, maintenance expenditures, lease expirations, property conditions, and other key performance indicators. Provide actionable insights and recommendations to management.
  • Process Improvement & Operational Efficiency: Develop and enhance property management processes, preventive maintenance schedules, vendor management practices, documentation standards, reporting systems, and operational controls to improve efficiency, accountability, and service quality.
  • Team Leadership & Coordination: Provide direction, support, and oversight to property administration, leasing, and maintenance teams, where applicable, ensuring clear accountability, effective coordination, and achievement of property management objectives.

Qualifications:
