This role sits at the center of our property management operations — owning the full vacancy lifecycle from move-out to move-in, with full accountability for speed, quality, and resident experience.


Compensation: $24/hr base + leasing commissions + up to 7.5% quarterly bonus

Role Overview

We are changing the way vacancies are managed. The Leasing Manager is no longer just someone who shows homes — this role owns the entire vacancy lifecycle. From the moment a tenant gives notice to the moment a new resident receives their keys, you are the owner: managing the make-ready, driving marketing and showings, screening applicants, and executing the lease — then handing off cleanly to the Property Manager.

This is a high-accountability, field-forward role for someone who thrives on ownership, operates with precision, and takes pride in delivering move-in-ready homes on time and on budget.

A Week in This Role

On a typical week, you'll conduct move-out inspections and scope vendor work for active turnovers, coordinate painters, cleaners, and maintenance to hit make-ready deadlines, photograph and list newly available units, show properties to qualified prospects, follow up with your applicant pipeline, and process lease agreements and move-in funds. Weekly team reviews keep timelines visible and priorities sharp.

What You Will Do

1. Turnover & Make-Ready Management

•      Serve as the primary point of contact from Notice to Vacate through unit delivery

•      Conduct pre-move-out walk-throughs and official move-out inspections

•      Create the Scope of Work (SOW) and coordinate all vendors — painters, cleaners, maintenance — to ensure units are market-ready on time

•      Oversee all vacant maintenance and repairs to company standards prior to move-in

•      Ensure security deposits are handled in full compliance with local law: document deductions, gather invoices, and conduct detailed inspections

•      Review vendor invoices for accuracy, manage owner funding requests, and ensure costs stay within approved budgets

2. Marketing & Leasing

•      Capture high-quality photos and video; write compelling listings; syndicate to all major platforms

•      Conduct in-person showings that sell both the home and the AllView management experience

•      Perform comparative market analysis (CMA) to recommend competitive, fast-to-lease rental rates

•      Screen applicants thoroughly — background, credit, application review — with speed and compliance

•      Follow up with prospects daily to maintain pipeline velocity and hit leasing goals

3. Move-In & Handoff

•      Draft lease agreements, facilitate digital signing, and collect move-in funds

•      Conduct the official Move-In Inspection with the new resident and deliver keys

•      Execute a clean handoff of the tenant file to the Property Manager after move-in is complete

 

How Success Is Measured

First 90 Days:

•      Full ownership of the make-ready process with zero dropped handoffs

•      75% of vacant units leased within 30 days of listing

•      Fewer than 10% of new move-ins require maintenance in the first 30 days

•      CRM and documentation current at all times with no reminders needed

Ongoing Metrics:

•      Turnover Speed: Move-Out to Market-Ready completed within company timelines

•      Days Vacant: Minimized from date of possession to lease start

•      Days on Market: Minimized from listing date to signed lease

•      Quality Control: Move-in maintenance call-backs consistently below 10%

 

What We’re Looking For

Must-Have Qualities:

•      You take full ownership of your caseload — vacancies, timelines, and tenant experience — with no hand-holding required

•      You are an exceptional communicator: responsive, clear, and professional with owners, vendors, and prospective residents

•      You manage competing priorities without dropping details — a scope of work, three active showings, and a lease deadline don’t rattle you

•      You have a track record of results, not just intentions

•      You operate with absolute integrity and a service-first mindset in every interaction

•      You thrive in fast-paced, field-forward environments where every day looks different

Preferred (Nice to Have):

•      California real estate license (strongly preferred)

•      1+ year of leasing or property management experience

•      Familiarity with vendor coordination, renovation scoping, or construction oversight

•      Experience with property management platforms or CRM systems

•      Knowledge of Southern California rental markets and landlord-tenant law

Requirements:

•      Reliable vehicle and valid driver’s license (required for travel across the Orange County portfolio)

•      Bachelor’s degree preferred
