About the role

The Vice President of Development Services is responsible for building, scaling, and leading Ares’ data center fit‑out and construction services business. This role owns the full lifecycle of the offering, from pursuit and proposal through project execution and final delivery, with full accountability for margin, schedule, quality, and client outcomes.

This is a senior leadership role with full P&L responsibility. Success is defined by the ability to win work and execute projects consistently and profitably.

Primary Objective

Establish and scale Ares as a leading provider of data center white space fit‑out, interior construction, and development services supporting clients across all phases of data center project delivery.

Reporting & Executive Alignment

• Reports directly to the President
• Member of the executive leadership team
• Works closely with executive leadership, engineering, and operations to deliver integrated project outcomes

Key Responsibilities

Business Ownership & Growth

• Own performance of the Development Services business unit
• Drive revenue growth, gross margin, and profitability
• Develop and execute a scalable operating and growth strategy

Business Development & Market Engagement

• Originate, pursue, and win data center fit‑out and interior construction work
• Build and maintain relationships with hyperscalers, developers, GCs, and EPC partners
• Maintain an active, credible market presence balanced with disciplined execution

Pipeline & Proposal Leadership

• Maintain a structured, active pipeline
• Lead development and submission of qualified proposals
• Drive follow‑up and conversion of opportunities

Project Execution & Delivery

• Oversee project execution from kickoff through closeout
• Ensure projects are delivered on schedule, within budget, and at target gross margin
• Enforce execution, safety, and quality standards across all projects

Client Relationship Ownership

• Own client relationships during project execution
• Resolve issues proactively and professionally
• Convert successful delivery into repeat and expanded work

Team & Organizational Leadership

• Build and lead high‑performing teams across preconstruction, project management, and field operations
• Define roles, accountability, and performance expectations
• Foster a culture of ownership, urgency, and execution excellence

Service Expansion

• Lead core data center fit‑out and interior construction services
• Identify and pursue adjacent scopes that strengthen project outcomes and business growth

• Senior leadership experience in data center construction, mission critical, or commercial fit‑out
• Demonstrated P&L ownership and business unit leadership
• Proven success winning and delivering complex construction or fit‑out projects
• Strong industry network across hyperscalers, developers, and contractors

Executive Operating Expectation

This role operates with significant autonomy and executive judgment, with full accountability for Development Services outcomes.

This role is responsible for building and leading a development services business, not managing a function. You own the work from first pursuit through final turnover and the client relationship that comes with it.
