Senior Operations Manager, Home Safety
About Opendoor
At Opendoor our mission is to tilt the world in favor of homeowners and those who aim to become one. Homeownership matters. It's how people build wealth, stability, and community. It's how families put down roots, how neighborhoods strengthen, how the future gets built. We're building the modern system of homeownership giving people the freedom to buy and sell on their own terms. We’ve built an end-to-end online experience that has already helped thousands of people and we’re just getting started.
About the role
Opendoor uses data, technology and AI to make buying and selling a home simple. As Senior Operations Manager, you’ll lead our Home Safety team to protect people and vacant homes across our US portfolio and reduce losses from fraud and misuse.
You’ll develop investigators, guide complex cases and turn recurring patterns into practical safeguards. Working with Legal, Operations and engineering partners, you’ll strengthen day-to-day operations and use AI and automation to improve how the team works.
What you'll do
- Own the direction and performance of Home Safety operations. Set priorities based on risk, customer impact and financial loss.
- Hire, coach and develop investigators. Set clear expectations and help the team build sound judgment and consistent ways of working.
- Own daily operations, setting priorities, balancing workloads and keeping investigations moving. Track response times and case quality, and address delays or problems.
- Guide complex or sensitive investigations. Help the team assess evidence, decide what action to take and involve Legal, law enforcement or other partners when needed.
- Create clear investigation procedures, case records and escalation guidelines. Set standards for resolving cases and use lessons learned to improve how the team works.
- Coordinate incident response with Legal, field operations and security vendors. Set clear expectations for vendors, review the quality of their work and address performance problems.
- Use investigation findings and operating data to identify recurring problems. Work with Finance and other partners to understand losses, improve safeguards and measure whether changes are working.
- Partner with program management and Engineering on tools for case management, reporting, home access and monitoring. Define what the operation needs and prepare the team to use new technology effectively.
- Build and adopt AI workflows that reduce repetitive work and improve investigations. Check their accuracy, apply human judgment where needed and help the team use them effectively.
What you'll need
- Experience investigating fraud, abuse or similar risks. You’ve built clear cases and used findings to reduce recurring problems or losses.
- Experience managing and developing a team. You’ve set performance expectations, coached people through difficult work and improved team results.
- Experience running time-sensitive operations. You’ve balanced competing priorities, managed workloads and maintained quality as demands changed.
- Strong investigative judgment. You assess evidence, challenge initial explanations and connect individual cases to broader patterns and financial impact.
- Hands-on experience building and using AI workflows. You can show how they improved the work, how you checked results and where human judgment was needed.
- Clear communication and sound escalation judgment. You can explain findings and uncertainty, recommend action and recognize when to involve Legal or other authorities.
- A track record of improving how teams work. You’ve created practical processes, worked across teams and carried improvements through to adoption.

- Experience in property operations or protecting physical assets, including addressing fraud or unauthorized occupancy.
