The Mortgage Funding Partner will be responsible for managing and executing the closing and funding process for residential mortgage loans with precision and compliance. This position ensures the timely and accurate disbursement of loan proceeds, supports closing activities, and collaborates with internal and external stakeholders to deliver exceptional service and seamless loan funding experiences. This role is ideal for a detail-oriented professional with thorough knowledge of funding procedures, regulatory requirements, and a passion for excellence in mortgage lending operations. WHAT YOU WILL DO:

  • Prepare accurate and compliant Closing Disclosures for member review, ensuring adherence to TRID/KBYO requirements.
  • Coordinate closing details with internal teams, borrowers, and third-party vendors to ensure a seamless closing process.
  • Collaborate with underwriters, processors, and borrowers to clear outstanding conditions, resolve pre-funding issues, and ensure all prior-to-funding requirements are met before releasing funds.
  • Review and approve settlement statements, ensuring accuracy and compliance.
  • Responsible for reviewing and ensuring the accuracy of all loan packages—including post-closing document review while maintaining a quality control error rate of 5% or lower.
  • Monitor final loan terms to ensure alignment with the Loan Estimate and Closing Disclosure.
  • Review loan files for completeness and accuracy before initiating closing documents and the funding process.
  • Verify and ensure compliance of all documents, terms, and conditions with the approved loan package, investor guidelines, and regulatory requirements.
  • Prepare and review wire instructions, ensuring accuracy and compliance with security protocols.
  • Disburse funds accurately and timely to title companies, escrow agents, or other settlement parties.
  • Monitor and reconcile funding pipelines to ensure data accuracy and to meet daily funding goals and deadlines.
  • Ensure loan terms align with the final Closing Disclosure and Loan Estimate, resolving any discrepancies promptly.
  • Conduct final reviews of settlement statements and funding documents to ensure accuracy and compliance.
  • Serves as a backup for onboarding loans into the core operating system.
  • Identify and address errors or missing documentation before disbursing funds.
  • Maintain strict adherence to regulatory guidelines, including TRID, RESPA, TILA, and AML requirements.
  • Serve as the main point of contact for internal teams, title companies, escrow agents, and settlement partners regarding funding activities.
  • Provide timely and accurate updates to stakeholders on funding status.
  • Troubleshoot and resolve funding-related issues, ensuring minimal disruption to closing timelines.
  • Identify and recommend enhancements to procedures and workflows to improve efficiency and accuracy.
  • Assist in the development and implementation of training programs for team members on funding processes and best practices.
  • Stay up to date on industry trends, regulatory changes, and advancements in funding technology.
  • Maintain detailed and accurate records of funding activities, including wire confirmations, funding reconciliations, and compliance checks.
  • Ensure timely submission of post-closing documents to the loan file, investors, and other stakeholders.
  • Demonstrates commitment to SCU Values.
  • Maintain regular and punctual attendance.
  • Other duties as assigned.


WHAT YOU WILL BRING:

Basic Qualifications:

  • Two (2) years of college or equivalent experience.
  • Three (3)+ years’ experience in mortgage loan funding or a related role within the mortgage lending industry.
  • Advanced knowledge of TRID, RESPA, TILA, AML, and other relevant federal and state regulations.
  • Proficiency in reviewing and interpreting loan documents, settlement statements, and wire instructions.
  • Proficiency with Microsoft Office applications (Outlook, Word, Excel, PowerPoint, Visio) and loan origination systems.
  • Strong attention to detail and the ability to manage multiple funding files simultaneously.
  • Excellent problem-solving skills and the ability to resolve discrepancies quickly.
  • Strong communication and interpersonal skills for effective collaboration with internal and external stakeholders.
  • Ability to work independently and manage shifting priorities.
  • Strong digital literacy.


Preferred Qualifications:

  • Bachelor’s degree.
  • Financial Institution background.
  • Experience in investor-quality funding processes.
  • Familiarity with eClosing and digital funding platforms.
  • Proven ability to identify and implement process improvements.
  • Strong commitment to member service and delivering high-quality results.


Working Conditions:

  • This is a hybrid role with work performed remotely as well as in an office and/or branch environment in the Greater Seattle area of Washington State.
  • Team members may attend special off-hour meetings and seminars.
  • The nature of work may include prolonged periods sitting at a desk and working on a computer.
