Commercial Construction Manager/Estimator

Job Summary:

We are seeking an experienced Commercial Estimator / Construction Manager to lead estimating and preconstruction activities for new commercial construction projects. This position will be responsible for developing accurate project estimates, managing bids and subcontractor relationships, reviewing plans and specifications, and supporting projects from initial concept through contract award and turnover to operations.

The ideal candidate combines strong construction estimating expertise with excellent project management, communication, organization, and negotiation skills.


Key Responsibilities:

  • Review architectural, structural, MEP, civil, and specialty construction drawings and specifications.
  • Prepare detailed conceptual, schematic, design-development, and final estimates.
  • Develop quantity takeoffs, material estimates, labor costs, equipment costs, subcontractor scopes, and project allowances.
  • Solicit, evaluate, level, and negotiate subcontractor and vendor proposals.
  • Develop competitive and accurate bids while identifying project risks, exclusions, assumptions, and opportunities.
  • Maintain estimating databases, historical cost information, and subcontractor/vendor pricing.
  • Coordinate with architects, engineers, owners, developers, subcontractors, and internal project teams; work with GCs to keep project on time frame of start and completion times
  • Participate in pre-bid meetings, site walks, scope reviews, and value-engineering discussions.
  • Identify constructability issues and recommend cost-effective alternatives.
  • Prepare bid summaries and present estimates to company leadership and clients.
  • Assist with contract negotiations and project buyout following award.
  • Coordinate estimating-to-project-management turnover to ensure scopes, budgets, assumptions, and commitments are clearly communicated.
  • Track market conditions, labor availability, material pricing, and construction cost trends.
  • Maintain organized project documentation and estimating schedules.
  • Support multiple projects simultaneously while meeting critical bid deadlines.
  • Lead installers daily and run schedules.
  • Complete submittals to permitting agencies and perform load calcs.
  • Keep current on pricing of materials and equipment as industry prices change.

Requirements:

  • 10 years of commercial construction estimating experience.
  • Proven successful experience managing others.
  • Experience estimating ground-up/new construction commercial projects.
  • Strong understanding of construction means, methods, materials, sequencing, and scheduling.
  • Ability to read and interpret construction documents, specifications, and contracts.
  • Strong knowledge of subcontractor scopes and commercial construction trades.
  • Proficiency with estimating and project-management software.
  • Advanced Microsoft Excel skills.
  • Excellent analytical, organizational, negotiation, and communication abilities.
  • Ability to work independently and manage multiple deadlines.
  • Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred, or equivalent construction experience.

  • Experience with office/industrial, retail/mixed-use, multifamily, hospitality, healthcare, tenant improvements, public and institutional projects, design-build and negotiated work, basement finishes
  • Experience with ServiceTitan

The pay range for this role is: $85,000-$110,000. Anticipated closing date is Sep. 8.
