Real Capital Solutions (RCS) is a rapidly growing private equity owner/operator of real estate with over 55 employees, located in Louisville, CO. RCS, through its affiliates, owns a portfolio of properties valued at approximately 3.0 billion, with plans to acquire an additional $1 billion of new assets over the next few years. RCS properties are located nationally. The key to the firm’s success has been a thorough understanding of the dynamics that affect real estate cycles.
The Company’s current property portfolio comprises over 80 projects and more than 20 million square feet of office, industrial and retail space—both in Colorado and in select markets nationwide. We are continuing to expand the company’s acquisition initiative into select national markets. This position would be involved with our expanding office portfolio in Atlanta—and would be based locally in one of the company’s Atlanta office assets. If the company’s expansion plan into the southeast stalls, this opening may be delayed.
RESPONSIBILITIES
• Work independently to hire and manage 3rd party relationships for the property (i.e., leasing and property management)
• Review and approve all 3rd party vendor contracts
• Analyze, negotiate and approve all prospective new and renewal leases
• Establish long and short-term goals for each property to maximize investment returns
• Track the properties’ occupancy, cash flow, expenses and pending capital items in order to maximize overall performance of each property
• Conduct periodic market surveys to ensure that the portfolio is achieving market rates – and make recommendations to Senior Management as necessary.
• Develop relationships with key tenants in the portfolio to promote accretive lease expansions, extensions, and other new opportunities. Establish consistent communications with key tenants and regularly report on progress/intel from such interactions.
• Perform regular property site inspections to ensure property performance and high standards of leasing, property management and maintenance teams
• Help to coordinate the financing and refinancing processes for the portfolio and work with lenders on an on-going basis to answer questions, provide necessary information for DSCR provisions, and get necessary approvals (e.g., on new leasing, capital expenditures and loan draws)
• Work with Accounting Manager to ensure that all appropriate loan draw requests are made to lenders
• Work with property managers, leasing agents and accountants to create annual budgets for each property
• Review cash flow and variance reports on a monthly basis and report any positive/negative trends to Ownership on a quarterly basis
• Prepare quarterly update reports for outside investors
• Prepare semi-annual Advisory Board summary reports on properties in the portfolio
• Assist the Acquisitions Team with underwriting and vetting of key assumptions (e.g., lease rates, absorption velocity, tenant improvement funds, and CapX needs) on properties that will transition into your portfolio
• Prepare/update annual strategic/business plans for each property
• Work with Finance Department to complete project reforecasts of prospective returns on a semi-annual basis
• Manage the asset sale process when necessary for buildings in your portfolio (typically utilizing outside brokerage firms) – this includes obtaining BOVs (broker opinions of value), analyzing the returns at prospective prices and making recommendation to ownership, negotiating the listing agreement and letters of intent, and working with in-house counsel to execute a purchase and sale contract and work toward closing
QUALIFICATIONS
• Bachelor’s degree in business, finance, economics or related field (and/or a commensurate level of work experience in the commercial real estate arena)
• Minimum 8+ years of experience as an asset or portfolio manager and/or commercial analyst with emphasis on office properties
• Understanding of commercial real estate structures, models, and metrics
• Knowledge of the Atlanta office market a plus
• Proficient in MS Excel, MS Word, Power Point at a minimum, Argus a plus
• Ability to analyze and compare prospective leasing deals based on Net Effective Rent
• Excellent communication skills, both written and verbal
• Proven organizational skills with attention to details
• Excellent interpersonal skills with a professional and dynamic demeanor
• Intrinsically motivated and creative
ESSENTIAL FUNCTIONS
1. Willing to travel back to the Company’s Louisville office at least one to two times per annum
2. Ability to comply with company rules and regulations
3. Ability to communicate effectively and courteously with internal and external customers through two-way verbal and written communication (speech, hearing, and writing)
4. Ability to operate various office equipment including, computer, telephone, fax, copier, calculator
5. Ability to drive a car, including a valid driver’s license
