Leasing Consultant
Job Description
We are seeking a dynamic and customer-focused Leasing Consultant with experience in affordable housing to join our team. The Leasing Consultant will be responsible for attracting and assisting prospective residents, conducting property tours, processing lease applications, and ensuring compliance with affordable housing guidelines (such as HUD, LIHTC, Section 8). This role requires excellent communication, sales, and organizational skills, as well as knowledge of affordable housing programs to help maintain occupancy and tenant satisfaction.
Key Responsibilities:
Leasing & Sales:
- Act as the first point of contact for prospective residents, providing information on unit availability, pricing, and property features.
- Conduct property tours, answering questions about the community, amenities, and affordable housing programs.
- Assist prospective residents with completing lease applications, verifying eligibility for affordable housing programs, and guiding them through the leasing process.
- Achieve occupancy goals by following up on leads, scheduling appointments, and maintaining a consistent leasing pipeline.
- Maintain a thorough understanding of the property’s floor plans, features, and current pricing.
Affordable Housing Compliance:
- Ensure all leasing procedures comply with affordable housing regulations, including HUD, LIHTC, and Section 8.
- Review and process income certifications and recertifications for residents, ensuring all documentation is accurate and up-to-date.
- Stay informed about changes in affordable housing policies and provide clear communication to prospective and current residents regarding eligibility requirements.
Resident Relations:
- Serve as a resource for current residents by responding to inquiries and addressing concerns related to leasing, renewals, and community guidelines.
- Assist with resident retention efforts by coordinating lease renewals and promoting resident events or programs.
- Foster positive resident relationships to enhance tenant satisfaction and retention.
Administrative Support:
- Maintain accurate records of leasing activities, applications, certifications, and resident communications.
- Use property management software to track leasing data, manage applicant information, and generate reports on occupancy and leasing progress.
- Assist with marketing and outreach efforts to attract prospective tenants, including posting ads, managing social media platforms, and distributing promotional materials.
Team Collaboration:
- Work closely with the Property Manager and other staff to support property operations and achieve leasing goals.
- Provide assistance during property inspections, audits, and compliance reviews.
- Participate in team meetings to discuss occupancy trends, marketing strategies, and resident feedback.
Qualifications:
Experience:
- 1-2 years of leasing or sales experience, preferably in affordable housing (HUD, LIHTC, Section 8).
- Understanding of affordable housing compliance and tenant eligibility requirements.
Education:
- High school diploma or equivalent required; Associate’s or Bachelor’s degree in a related field preferred.
Skills:
- Proficiency in property management software.
- Knowledge of affordable housing regulations and fair housing laws.
- Ability to multitask, stay organized, and work in a fast-paced environment.
The pay range for this role is:
17 - 20 USD per hour (California, USA)
